I paid the money to my letting agency and they carried out three monthly inspections. My 'landlord' didn't get involved at all except to authorise any repair costs, so surely the letting agency could provide a valid reference.0

And what about credit check etc? New landlord won't want to see a 5 year old one.

Look, you are unable to rent out the place you are in now. You want to rent another property. The LA you want to rent from want to run another credit check. You could have acquired CCJ's in the last five years. You are not earning anything. Presumably you want a yearly fixed term. They don't know what will, happen after then. Not having an income now won't help you, I'm afraid.
If they didnt' run credit checks, they could get into trouble with the LL. Even if they know you.
The place you want is on their books so you have to follow their rules.0 -
If the new landlord is taking our insurance for rent they will need to satisfy their insurer they have done the relevant checks to make sure your are in a position to afford the property.0

To be honest I think it's all OTT. I don't mind giving references, but landlords are sometimes more dubious than tenants yet they take their word for it.
It will be part of the procedure though. We had to tell our landlord prior to us handing our notice in as he needed to give a reference.
Shame there's no landlord referencing procedure. I think tenants should give landlord references.0 -
