    Good for you helping mum. But there should be some benefits you (or perhaps mum..) would be entitled to - carer's allowance, etc etc - suggest run benefit calculators (both for mum & for you..)..

    Thanks, yes I'm looking after her, she's 89 and has COPD, arthritis and suspected Lyme, among other problems. She's suffered a lot the last few years and stress of all this is making her worse. I am thinking of applying for carer's allowance and my mum already gets pension credit.

    they are NOT your agents. They work for the LL.
  • It's a managed tenancy, they receive the rent and check the property every three months, so maybe they know where I live.

    I agree with you to some extent, if my agent said we've got a guy here who has been a model tenant for 5 years and never missed a payment, that would mean 10 times more to me than some bod ticking some boxes off a credit file.

    However I've found agents are tied into this sort of thing, I had prospective tenants a few years back who was clearly going to be great, in their 40s, loads of savings, both ran separate IT businesses. However they had just had a year off to travel and as such failed referencing and had to get a guarantor.

    The agents, being a large chain, were tied into their corporate own rules and although agreed it was madness they couldn't change their minds (unless I signed to overrule them as LL)

    Thanks for the suggestion, but the section 21 was drawn up by a very large letting agent, so they know what they are doing.

    Let's say I'm the LL.


    I want to see your payment record, your previous addresses, your employment records. I don't want the agent to tell me 'it's fine', I want physical copies in my hand.


    That is common sense.


    Me trusting the opinion of a letting agent is not.

    If only. I checked it myself and couldn't see any mistakes. I suppose I could take it to CAB and see if there's a more subtle error.
