Can I be evicted for playing football in carpark

We rent a duplex apartment in a closed gated complex. There are three houses in total.

We renew tenancy next week, been here 3 years

My OH and 7 year old play football in the carpark, mainly just passing etc.

A neighbour has an old vintage mini she takes out of storage in summer and she asked them avoid damaging the paintwork which they do.

There is an elderly resident who seems to head up the residence association, she can be quite direct and slightly rude and just wound my OH up the way she "barks at him"

She has now decided she will put a stop to the football and there are now official signs up. My OH will not stop playing despite me pleading this is leading to an eviction.

He is going to see the mgt company who oversee the complex on Monday to complain of the following

Two other flats have pets (not allowed)
Two residents park in the disabled and visitor car spot permanently

His argument he is being victimised and so wants others pulled up on their wrong doings (including mini driver who has two car parking spots)

I'm so stressed out, I just want a peaceful life and not be evicted.

I think it totally obnoxious to raise the pet owners when its nothing to do with us

My husband is convinced he is in the right and he just needs to tell the mgt team and this vindictive lady is like and they will relent, THEY WONT, lets face it

anyone got anything to advise me on, good or bad (aside from divorce ..)

    why not play the ball in your local park?

    In practice there is little the residents or the management company can do to have you evicted. That decision would lie with your Landlord.

    However if the Landlord also wants an easy life they may decide that finding another tenant is easier that dealing with complaints.

    Surely he can at least wait till after the tenancy is renewed.

    I can't see a court agreeing to evict you for anything less than particularly antisocial behaviour (or your landlord being bothered enough to pursue such an action). Slightly more likely would be your landlord choosing not to renew your tenancy if you seem to be causing hassle.

    If you have a 6 month tenancy then you are secure for 6 months.
    The residency association have no power over you.


    As above, it is your landlord who will decide when to evict you. If you pay your rent on time then why would he evict you?


    If you renew your tenancy next week, the sensible thing to do would be to avoid annoying anyone until you have renewed, then you are secure for a while. But it sounds like you've already got everyone a bit worked up, so you'll just have to see what happens.

    Is there anything in the lease or planning consent regarding occupancy of the properties - for example for them to be owner-occupied rather than let to tenants?

    It would be unwise of your OH to start throwing stones if one of them is likely to hit your own landlord.

    Even if your OH is 'in the right' you might want to start thinking about moving. With his attitude towards the elderly lady and her attitude back, this is unlikely to be settled any time soon (the outcome of the Management Co meeting will leave one side nursing a grievance) and from your post it does sound like you could do without all the stress.

    If this develops into a full-on neighbour dispute it is unlikely to make your landlord have warm thoughts towards your OH when it comes to the next renewal date.

    I don't think a car park is a suitable place to play football especially in one that is for 3 houses. It can't be all that big and the noise from a football being bounced can be really annoying.


    I think if you were my tenant you would get evicted for annoying the neighbours.



    The place to play football is a local park not a tiny little car park for 3 houses.

    Actually yes, that's what I figured and why would a landlord want the headache. The tenancy renewals is going ahead with an increase in rent but nothing to stop him then giving us 60 days notice to leave even when we renew

    Victimised? Presumably the pets don't cause problems leading to complaints and there must be room for the extra cars if you can play football there. Does anyone need to use the disabled spaces?

    I wouldn't want someone playing football near my parked car and I'm not precious about my car. Its a car park, not a playground. Trying to cause trouble for other neighbours makes him look like a stroppy child. Whatever the outcome of his complaint against others he won't be allowed to play football there.
