Agreed. She made a point of telling me this house was her only source of income, as her husband isn't working, so she'd struggle to pay the 2 mortgages as it's her only rental property. Basically emotional blackmail!
Maybe you should ask her what she’d do if the next tenants stop paying the rent, or have to be evicted, and that maybe she should sell rather then rent out if a few weeks void leaves her in such difficulties.0 -
As I said, she's just upset that she actually has to do some work to earn her money.
And that is quite clearly the wrong finish to have on a windowsill in a bathroom, especially if you're putting a shower over the bath and not a proper shower cubicle - if not for splashes, the condensation alone would be a nightmare with wooden sills, what were they thinking of when they fitted that?Agreed. All of that is absolutely of no interest to you. Having a property sat empty while you find a new tenant is one of the risks of being a buy-to-let landlord. (In fact, it's one of the main reasons landlords have multiple properties, so that if one is empty the income from the others will cover their outlays.)(Although I could be wrong, I often am.)0 -

What makes it even worse is that there's structural damage to the house that I pointed out to her, namely a huge crack running all the way up the centre of the house, on both floors, which I pointed out to her. She calmly said 'Oh yes, I know about that', then almost cried because she would potentially have to repaint a bedroom...

I suggest you read the case studies from the Tenancy deposit scheme website

It appears that as long as there isn’t evidence of decoration prior to tenancy that 5 years isn’t consider the time between decorating. In the first case study the LL was awarded 70% of the decoration costs.
I think the key is to have the evidence from the start and end do of the tenancy0 -

I hate seeing property let out in that kind of state, and I mean wood window board and surround by a shower, and lack of tiling. It is asking for trouble. landlord is wrong. I expect some time to renovate between tenants, I don't bother doing viewings until any remedial work gas been done. I want property looking at its best to get good tenants. Your landlord has a different idea.
Your original tenancy agreement will tell you if the property is on a mortgage or not, and is probably worth a read anyway so you know what it says. Any silly clauses in there will be unenforceable, tenancy agreements are covered by unfair contract terms in the Consumer Rights Act 2015.Mr Generous - Landlord for more than 10 years. I've pretty much decided that I'm going to refuse access for the remaining time I'm here anyway (until 21st March). 2 inspections in as many weeks and those comments about the boxes, they can whistle! :rotfl:0
