Landlord wants to show tenants around while I’m in the process of moving out

    Based on what I’ve said about the time I’ve been here and the descriptions I’ve given about the paint, varnish and wood finishes, does it sound like W&T or should I be responsible?

    Kitchen work surface next to sink, said will take 3 days to sand and re-oil (the scorch marks were already there and are noted on the inventory)

    The whole point of the deposit protection scheme is to shield tenants from LLs trying it on with their "it'll cost at least £10k to replace the bog roll holder" nonsense.


    Make sure you have your copy of your inventory and go round the property with it in good time before check out. Also ensure you have details of where your deposit is held. Then just claim as soon as you vacate. There's no need to discuss any of this with the LL now.

    Since putting my notice in the LL requested the agency do an inspection to see if any repairs were needed, and they reported back to her with the things I’ve mentioned here, so she requested to come and inspect it herself, which was today, and as she walked around she was talking about all the things she was going to have to do. I was made to feel like a criminal

    A bit of oil maybe if you failed to clean water up regularly but i would expect a LL to give clear instruction to oil a wood surface like that regularly and provide the correct substance to do so at the start of a tenancy so it can be looked after correctly.

    That windowsill needs taking out and replacing with tiles its asking for trouble.

    A bathroom that is not fully tiled would need regular painting every 18 months regardless.

    I am a Landlord by the way, all of those issues do not really seem to be beyond fair wear and tear to me.

    Thank you, that really helps! I got the impression that when she was in my bedroom saying she would definitely need to repaint the entire room that she was looking to just refresh the paint job. I was honest with her and said there was some soot marking from candles, but I cleaned the worst part very easily and am doing the rest now, and the paint work is gleaming. But she completely ignored that and said the whole room would need repainting.

    We were never told that the wood would need oiling or anything like that. But I don’t see why it would need to take 3 days to completely strip and reseal...

    Like I said, I’m no angel but I feel she’s finding issues where there are few and blaming me for it.
  • Three days to sand and oil that? Three hours, more like, and that's if you're farting about.

    OP: Take heart from the support you're getting here, and try not to let the antics of the LL get to you, no matter how much she tries to twang your heartstrings.

    I'm pretty sure a Flashwipe or Miscellar wipe has cleaned candle soot off my wallpaper before in an old house when soapy water didn't work. Miscellar wipes are fab for cleaning tough stains (gonna be really gross now, but one of my cats tends to puke on the landing and they clean far better than anything else! Buy Superdrug's own).

    I really do thank everyone here for the support. I don't feel quite so bad now.

    The candle soot has almost completely gone now, and I totally agree that she's exaggerating about the kitchen surface. She actually said it took her 3 days to do her own beech one at home, which is soft wood, so oak would take even longer because it's hard wood...

    I'll give the miscellar wipes a go, thanks for the tip!

    What really upset me was that she implied I was going to cause her to lose money because she couldn't show anyone around because of the packed stuff :(

    She isn't losing anything.

    The fact that she hasn't accounted for void periods in her business model is her mistake and nothing to do with you. All sensible landlords will have this sort of thing already calculated and planned for.
