House has been up for 3 weeks no viewing at all

    If you are not getting any viewings it means that it is very overpriced.



    When you get the price near to what someone will pay you for it you start to get viewings.


    If you get viewings and no offers then it is still overpriced.


    You have to find the price where you get both viewings and offers. There will be one but it will be lower than what you have now.

    I'm selling - and, therefore, also buying.

    I've been on for a few months and had consistent viewings (nothing for the first 2 weeks though). It's a "funny market". Some prices are moving, some aren't.

    Viewings are down as nobody feels an urgency to look/offer.

    I viewed two houses last September - and haven't bothered to make a single enquiry on one since. Every day I check what's new, and I am building my list of houses I'll view when mine's sold.

    I have no desire/need/urgency to view anything until I know mine's sold and at what price (thus setting my budget to buy a house with). There is no point in me wasting people's time - and my time driving 40 miles round trip for a 10 minute whisk round - if that house is sold before I'm able to buy.

    I am sure others are simply "waiting" for something.....

    It's a slow market for many types of houses and areas and price bands.

    I also watch every house that's similar to mine (in my area, 2-3 beds, £30k +/- of my price) to see if they're selling. They're not. No house "like mine" has sold to my knowledge in the last six months. Some even reduced their price, still not sold.

    I'd not worry about 3 weeks/no viewings....

  • I know the area and I thinks there's a limited number of people who would look to buy there. The advantage is it's very close to the town centre but it's not in the prettiest part of town.

    You need a buyer who specifically wants to live in the town centre or they're going be able to purchase a much cheaper house in the nearby villages. I saved £50,000 by purchasing in a village in the surrounding area, for a house the same size but with more land (plus views over fields).

    I'd agree with the posters who have said get rid of the open day and 'ofers over'

    Open days are for properties in high demand, but in most cases, peopel are going to prefer to be able to view on a date and time convenient to them, not as part of a group at a time convenient to the agents.

    'Offers over'is offputting as people don't know what you relaly want, plus it's often an indication that the seller has unrelistic expectations and isn't open to negotiate!

    I think on the whole the inside of your house is fairly well presetned, but I would suggested putting a lampshade into the second bedroom, and clearing up the stuff you have under the beds as it looks cluttered and gives the impression there isn't much storage.

    Looking at the pictures, it looks as though there is no vehicle access at the front, but you have off - road parking in the back garden ? Is that correc? If so, iwould get the agetns to re-write the blurb to make it clearer. When I looked at the listing, i saw pictures 1 & 7 which seem to show there is no vehicle access, and that would have put me off going further, if I were buying.

    At the back, if you can't afford a fence, can you mark off that section or paving for parking? Maybe put some planters with Bamboo or soemthing similar, oto make a visial nbarrier and mark of the parking space. It would give a bit more privacy and make the back garden look more usable, although I do thin kthat looking into putting a fence or gate in would be worth whiile - at the moment, the back garden doesn't look as if it would be usable for a child or pets as there is no barrier to the road. I'd also suggest getting some cheap and cheerful beding plants to go into the beds you already have, as they curently look rather grim and unloved!

    What are people buying is what you need to work out.

    People might not be buying houses "like yours" because there is better value available.

    You purchased the house less than two years ago for £93,000.

    You now want to sell it for £110,000 +, an increase of over 18%

    Do you really think that the housing market has increased 18% in less than two years. You need to price it more realistically if you want to get people viewing.
