House has been up for 3 weeks no viewing at all

    Offers over and an open day. The EA thinks they're in central London!

    Both will absolutely put people off. Open days? It's the biggest purchase you'll ever make, not a trip to the Next sale on Boxing Day.

    Tell them to drop the offers only and open day line.

    There are other houses within 1/4 mile of you, similar and similar price and they haven't sold either - in a slow market (which it is at the moment), you have to slash price if you need a quick sale, or simply wait knowing it could take quite some time.

    Putting aside the very good points about price and open days, my thoughts are that yours is an OK house. It looks tired and like you've fallen out of love with it. Suggestions for improvements:

    • Tidy the front. The grass looks shabby, so mow if possible, add a lick of fresh paint and some hanging baskets. Weed at the bottom of the wall
    • Add some interest in the living room. Side table with some books, picture on the wall...
    • Stuff under the bed and down the side of bedside tables indicates a lack of storage. Box it up and move it out
    • Another couple of pics of both bedrooms would be useful to give a better idea of size - and the second room needs something on the walls
    • Some context as to where the dining table is - I assume it's at the end of the kitchen? If so, a pic showing this would be useful
    • Bathroom needs a blind - it looks cold and uninviting
    • There's that boring living room again stuffed with couches and not a lot else.Reminds me of a communal lounge in a care home
    • Back garden needs a fence or gates or something to offer security and privacy. I don't want to be peered at when I'm drinking a G&T in the summer evenings. Also, I'd worry that if everyone parks at the end of the gardens, it's going to be noisy and smelly with engine fumes. If this isn't the case, it needs to be made clear somehow.
    • The garden needs weeding. Add some planters for colour. Clean the patio slabs.
    • Sort out the leak down the back wall. Paint the back wall
    • Add some hanging baskets for interest
    • Get rid of the bags of rubbish
    • I also hate the slatted fence - that would put me off.

    Street view also shows that the back garden and parking is next to a road. If that's the case, it might be worth looking to dress the front garden instead, if there is more privacy and safety.

    look at those 8 to start then widen the search to see where people are buying
    (3 miles it is 24 for sale 33 SSTC no shortage of buyers).

    That is not really true in reality. The estate wants the sale as quickly as possible, they dont want to hang around trying to sell a property for an additional £5 or £10k when the benefit to them is minimal.

    Say they are on 3% commission, at £100k selling price they earn £3k.
    At £105k they only earn another £150 (£10k = £300), so the extra time and effort to earn that additional money is just not worth the additional work.

    I think you will struggle to get more than 99k, if you wait 6 month maybe 105K, How bad do you need to move.


    Personally i would want to have the bathroom put back to 1 room, that toilet looks very cramped to me, and a bit of a bodge the way its been done, No sink either.
