House has been up for 3 weeks no viewing at all

  • House is ok, one bare bulb in a room just get a cheap shade, but nothing obvious. It doesn't look great from the outside but not a lot you can do about that. I await Crashy telling you its overpriced, and in fairness I'm probably going to agree with him. 3 weeks isn't much time for a house sale, give it a chance.

    I don't understand the whole bathroom and a separate toilet thing, but that's just me. Your house looks OK, there are little things you could change, but nothing earthshattering. If it were me, I would have fenced off the back garden with a couple of swinging gates for the car parking just because it looks open and people can see you in the back garden.
    Latest house sale was last year and sold for 97 and was a semi detached, yours is a terrace, so I would automatically think it was worth less, so I wouldn't justify spending an extra seventeen and a half grand on it. I don't know if it was a true semi, or just the end terrace and they beefed up the decription a bit...
    Still, three weeks isn't long even if it feels forever and brexit is looming...

    Yeah I double checked this with ea and I stated if people can't make the open day I'm available for viewings.

    Yeah that wet patch is the over flow pipe was just sticking out of the wall but I've connected this all up and it runs into the drain now.

    Theres a school across the road so it's like a big open road with a drop kerb onto my drive so no one ever parks there apart from us, i think they were built with the drives meant to be there otherwise the properties wouldn't all have drop kerbs in the area? Cheers for the replies
  • Inside of the house seems nice although i'm not a separate toilet fan outside I don't like but nothing you can do about the area and its my personal taste. In time the right buyer will come along, i thought it was a little pricey though looking at others that sold.

  • Shades might be good idea I've never got around to it but yeah that would look better.

    As for the semi detached one I'm sure it's not I'll have a check but I think it's just a terraced with the one next to it just stepped back slightly, bit of clever marketing there I think.

    Would you guys say the add is OK done by the ea?

    I think if it remains the same with no viewings In a few weeks be worth reducing to say 105? Cheers
  • Also considering giving the dash outside a paint over and putting up some new guttering to spruce up the outside?

    What you've failed to appreciate is that the EA makes no money until a sale is finally concluded. The longer it takes to sell the property the more it costs them as well. As a vendor I bet you'd soon complain if the EA suggested a low price.
  • I think a lot of people will be put off by the exterior as others have said already.

    The rear garden is probably the most off putting. Not ideal/safe for children to play in and there's no privacy from the street. Can that be addressed?

    Also, is pic 1 taken with one of those magic Estate agent fisheye lenses? The house looks oddly wide resulting in a huge slab of pebble dash a love the door!

  • Was intending on putting up a fence when I bought the place but too outlay the price for materials say around 1-2k just to sell would be abit pointless I was thinking?
