Hi guys I've had my house up for nearly 3 weeks now and despite the ea saying there promoting it as much as they can we've had no viewings or inquiries at all,
Just looking for some tips/advise as to why this could be from another perspective.
I dropped it 5k already as I think the ea put the valuation to high, was put up at 114,950 Cheers

I think people are probably hanging out until after Brexit.

"Offers in Excess" is always to be avoided. If you want a particular price, just state it. People don't know how much "in excess" you want.
The last time a house tipped over 100k in your street was back in 2008. I'd suggest your price is still a bit high, judging by other sales. I agree it's worth more than the 97k that sold last year, but maybe not by 12k.0 -
Yeah that's what I was thinking, I was going to put it up for say 105 - 100k but went with the ea as they assured the market was good at the moment, thinking now the high valuation as just to win our business.0

Might sound daft, so apologies. But is your EA restricting viewings to the Open Day only? I have previously enquired about a property to be told no viewings except for the open day. This put me off as it is restrictive & sometimes rushed.
The back of the property also looks quite water damaged, is that from an overflow? Is your offroad parking in the back garden and then across the gates? Does this space between the garden and the road show on your title plan or is it unofficial parking space?
Personally, I feel there is a difference between off road parking and parking in the back garden as this minimises the use of the back garden (I appreciate it is off road).
Nice house on the inside though.0 -
ea are after only one thing 'money'. The more they sell your house for the more money they make.Save Save Save:o
