House on the market for 12 weeks - not much interest

I think the OP is being deliberately vague about the price etc so we can't find it. I have to say, it's a marketing technique I've never heard of; deliberating refusing to market the very thing you're trying to sell!0

I have done plenty to give you an idea how to do one.Pls can you tell me more about this?
You use right move to check what people are buying using the more like this feature and playing with the variable to get a sample of SSTC.
You say Beckenham semi £620k
lets do one based on that limited info.
There are a few around the £620k mark but a look at your started threads

Only a week ago you said housesimple
so lets go with this one for the example.
next to the price is "see more....." playing around with the numbers
to get a sample
numbers are for sale/SSTC
3 miles 3bed only semi £300k-£700k
also show 4bed + semi
price 3bed 4bed+
0-300 000/002
0-400 016/018
0-500 070/062 04/13
0-600 126/103 35/26
0-700 156/117 66/45
looking at that list over £500 4 beds come into play
The sweet spot for 3beds is £400-£600
The ratios are fairly good at over 40% of total SSTC so people are buying.
Remember this is just semis.
if we narrow the search to focus on that house location/price.
1 mile 3+ £500-700
500-550 05/04 0/0
500-600 10/08 4/0
500-650 17/13 6/2
500-700 19/16 8/4
Compare against those 8 that are SSTC under £600
there have been 5 SSTC in the 600-650 so people are viewing and buying.
look at detached
500-600 1/2 0/0
500-650 3/3 0/0
500-700 4/4 3/1
That's another 3 to compare with.
get the idea on how to do a "more like this"?
with those details youcan then look at the sold through prices,, since you started back in Sepot there should be plenty of data on the land reg by now.
You have been watching closely the properties that have gone SSTC then on to sold for the last 5/5 months?0 -
There are other clues that could be the house.
NO BATH is going to put a lot of people off that one.0 -
Yes, no bath (and not even a downstairs loo) and a north facing garden. Both would be deal breakers for me."If you think it's expensive to hire a professional to do the job, wait until you hire an amateur." -- Red Adair0

Dunno why the OP's being coy.0 -
If it is that house why was the loft conversion never done?
When did next door do theirs that would have been a good time if it is while you lived there.0 -

All the houses on that list that haven't sold look as if they need modernising to me. Some of them have horrible kitchens and really nasty fitted wardrobes. The gardens aren't anything to write home about either. Then there are the semi detached ones that are actually end of terraces and the ones with shared drives which people in London try to avoid at all costs.0 -
...and the ones with shared drives which people in London try to avoid at all costs.
OP, not going to post a link (can't speak for others), but I really don't see how we can help without one
Without a link, I blame Brexit affecting the market, and price. Can't possibly make any other suggestions without a link.2024 wins: *must start comping again!*0 -
It could be the listing. The number of people unable to see beyond how you've laid out the furniture or that you haven't put your washing way is astounding!
But without a link it really is hard to say.0 -

If it`s "normal" why isn`t it selling?0
