House on the market for 12 weeks - not much interest

We had 4 EAs around for valuation. They valued the house between 625 - 675k (3 valued at 675 and 1 at 625).

We put our house on the market in sept for £665k with an online agent. Had 1 viewing straight away and then no interest. Reduced to £650k and had another viewing. It all went quiet again. Reduced to £620k in Nov. No viewings.Got the property off the market in Dec (due to some personal circumstances).

Went back on the market last week. Our first weekend just passed with no interest. Why aren’t people interested in my house? It’s a fairly standard semi - bright and modern. Very clean, high spec and neutrally decorated. In catchment for excellent schools.

What’s going wrong? I admit the agent isn’t doing ANYTHING other than sticking the property on rightmove. I’m not convinced high street EAs will do more. They seemed really rude and pushy.

Shall I reduce it further or change agents? 2 of the 4 EAs who valued my property said I shouldn’t accept anything below 650k !!!

Are people waiting for this Brexit thing to pass?

    Lots of people are holding fire at the mo. Big shortage of buyers (mind you, in turn, that means a shortage of sellers - although finding the right person for the right house will obviously be harder).

    Not all buyers will deal with online agents. Wouldn't bother me, but there are loads of thread on here re them if you want to read up.

    EAs tend to value high to get your business, then drop the price.

    Are you prepared to put up a link for honest opinions?

    Are you sure there's nothing obvious like a main road, a pub or drive-thru 2 doors down, traffic lights, alley way, etc... or something less obvious like rubbish photos, wrong floorplan, not pics of all rooms, etc.

    Is it an average price for the area, or a real top end price? (I mean if we were talking Loughton or Epping, it'd be perfectly normal. If Barking or Dagenham, you're dreaming...)

  • what have houses surrounding you of similar spec been sold for recently? How long were they on the market?

    Sometimes houses just don't sell for ages.

    My last house sold for £300,000 so I think you're priced way too high.

    It'll be hard for anyone to give specific advice if you haven't provided any details about the property, area, rooms, listing...

    It’s Beckenham. The price is average for the area. Houses within 1/4 mile sold for more than £620k

    If you want good advice then you will have to post a link... I mean 675 for a semi in some parts is off the scale, in other parts it's not too bad

    just to add change from online agents to a good reputable high street agent.. getting a buyer is one thing, getting it across the line is a whole different ball game

    It's a popular area. Thought about living there myself before.


    Is it back on for more than £620k now? That won't be popular with people looking. Won't link to it, but looked at RM. It's obviously not the one on at 620k!
