Thank you, I will.
Should I then email the LL asking for details of what scheme he used? I know I'm asking obvious questions, but I'm worried about saying the wrong thing at the wrong time. Goodness sake I'm 53 years old and I feel like a child incapable of making a decision! :undecided0 -
Oh dear the plot thickens, accidental landlord per chance?"You've been reading SOS when it's just your clock reading 5:05 "0

They were originally unable to sell the house so rented it out instead. They used a friend to put together the rental agreement. I guess we both relied on each other's good will, but it's become a bit sticky now. We were both new to the whole rental market so both sides have been on a steep learning curve in the last few months.0

Comms, I've had a text from the LL asking which G&E supplier I use. He said they need it for the solicitor's letter. That was all that was said. Do you know why they would ask that please?0

1) he cannot serve a valid S21 to evict and
2) you can claim a penalty (any time in the next 6 years)

Keep coming back for advice! You are in a much stronger position than I think you realise and you have lots to be confident about
I do get the idea feeling that the landlord is going to get desperate - I know you have a lot going on/to deal with bit consider changing the locks if you haven't already and don't be afraid to call police if any threats get made0
