I am sorry to give bad news, continue with small claims but be aware if this is just a tiny office with limited equipment, there may be limited ways for bailiffs/sheriffs to get the money back. I'd go for High Court Sheriffs as they have more powers. Try and get the names of the owners of the business and put that on the claim as well, just in case these actual people can be claimed against. This could include getting a confident friend to apply for a property and ask questions as to who owns the company in a discrete way.
I don't know if this is a limited company but it doesn't sound like it if they aren't registered with Companies House. I'm sure more experienced people will give more knowledgeable advice on how to find owners names.
I am not suggesting its not worth making a claim, just cover all ways of getting your money back you can. Places like this can be tricky.
I don't know how you paid the deposit etc, but if you paid by credit /debit card, there are S75 and debit card chargeback ways to get money back (not sure of exact terminology but google it). Landlords will have to register with a LL's association and seek advice there.
I hope you are successful.0 -

I am also a landlord and Iiqama quarters found tenants for me as well. Its been a months and they haven't transferred any money to me. They also have taken deposit from the tenants but have not registered with any deposit protection scheme.
How can this be resolved? Anyone please help.0 -
Hi,
I recently had been a victim of iiqama quarters.
They got my holding deposit and disappeared.
I reported them to Action Fraud ( part of Police: actionfraud police)) and got my money back same day. Be quick though, because time is the key in this situation.
Also, notify your bank and say that you have been a victim of a fraudulent estate agent, they can help to speed up the process.
Hope this will help someone to get their money back.0
