Thanks again for more responses. I will definitely make more use of the 3rd bedroom with the extra furniture and ask for more pictures I think we will change agents or ask for more agents to market our property as we are going for a new build property and they sell your property for you. Estate agent wasn’t my choice I have googled and there are a few with better reviews in our area.
We got a new roof 1 year ago, new boiler 4 years ago, re plastered dining, living room, small bedroom & main bedroom. Also had the hallway and landing completely re plastered 3 weeks ago. Updated the kitchen 2 years ago. We have spent quite a fair bit on it but with 3 small children want a house with a garden.
I understand the pictures are not great I really want to start getting some viewings!0 -

The sort of detail that should be in the ad.
I would dump your agent as soon as you can.
In the meantime, take some new pics yourself and replace the current ones.0 -
The lady at the sales office of the new development we are interested in advised we contact the agent we have used and arrange for them to market or property.0

I know the market round here. It's slow, but stuff moves. And it's February. A slow time in a slow market.
Patience, rather than your stuck-record mantra, is what the OP requires. Along with some tweaks to the listing and photos.
Weather has been poor as well, could be putting people off?0 -
We accepted an offer for our house in January having put it on at the start of December. The EA gave me the impression that things were a little more slow for January than they are used to- first time buyers spooked by Brexit perhaps?0

having said that, houses sell at the right price. I have have no idea how your house compares in terms of price compared to others in the area. We priced ours at the bottom of the valuation range and it went fairly quick.0

The market round here is flat as a faart until March/April.Slow time? This is one of the most popular times of the year to sell a house. Febuary/March ranks higher than any other month, people have got christmas out of the way and look to move. I've seen a mountain of property coming on the market (Wales) and looks to be shifting.
The downside...there is a lot of choice, and four weeks without viewing at the most popular time of the year is almost certainly price.0 -

They won't care what you get and will probably have cut the commission with the EA so they won't be too keen on putting to much work in.
When is your target move date?
do you have time to start again?
Properties of your style have gone SSTC with asking over £100k.
Looking at the sold price
This looks similar seems to be an high end outlier
(edit: its a 4bed with loft room)
£120k Sept18
I think you need to consider seriously spending the time and effort to do some staging and promoting your house as the best there is on the market to try to generate some interest
With the work that has been done you should be able to get a price above the rest that have yet to be upgraded.
Or
accept you just want it sold and price to sell, which looking at the current SSTC will be under £90k as that is where people are buying.
Think some more sloppy work by the agents
on your listing you are down as a sold price of £108k in 2006 that looks like your next door semi #13 yours #15 sold for £92k0 -
It is quite a cute little house, it has decent living space for a terrace property, show it off!
The kitchen is huge, but there is only one bare photo.
Dress the dining table.
Pop the spare single (thats in the master), into the third bedroom, if there isn’t a carpet pop a rug down.
Take the dolls house off the wardrobe.
I can see a parking restrictions sign in the first photo, change to one where it isn’t shown.
Take a photo of the yard.0
