    The description is wrong. It says 3 bedrooms with bedroom 3 having a front aspect but if this is the case it doesn't have a window because in the front there is only a bay window for bedroom 1 and as there isn't a floor plan I have no idea where the 3 bedroom is supposed to be or even if there is one. It could be a mistake to say it has 3 bedrooms. So if there is a glaring mistake on the number of bedrooms there is probably a mistake on the price as well?

    I know the market round here. It's slow, but stuff moves. And it's February. A slow time in a slow market.

    Slow time? This is one of the most popular times of the year to sell a house. Febuary/March ranks higher than any other month, people have got christmas out of the way and look to move. I've seen a mountain of property coming on the market (Wales) and looks to be shifting.

    The downside...there is a lot of choice, and four weeks without viewing at the most popular time of the year is almost certainly price.

    Looks cramped and dark, no floor plan so can't get a feel for the layout, no photo of back garden / garage.
    Mortgage started 2020, aiming to clear it in 2026.

    Summary,
    A lot of stock so needs to have good marketing material and presentation material to get potential buyers to look.

    There also seems to be a lack of buyers in the £90-£100k bracket.

    More comparisons should identify if it is at the bottom of the £100k-£110k market or 10k over the up to £90k

    Those photo's are awful - particularly the ten foot long bed in picture 6.

    Why are all the lights on downstairs? Is it really that dark or didn't the Estate Agent have a decent flash?

    I agree that that photos are not the best quality very dark and dingy! The estate agent came later than expected almost 4 o clock so the lighting was poor.
    Never really considered a floor plan didn’t think this was important but will contact the estate agent for one or possibly change estate agent.
    There is no photo of the 3rd bedroom as it needs decorating walls are stripped bare at the moment. The rear courtyard is long and narrow would this need photographing ?
    The 4 bed for sale on our road has just reduced the price to £98000 as was up for £105 000 for a very long time. We are thinking of reducing to £95000 at the weekend to see if this brings in any interest. We were advised this is an ok time to market property as Christmas is out of the way and people are looking to move.

  • Quality of pictures are terrible. 1st pic of front of house you have half a street sign in it for example.

    Its daylight outside yet you have all the lights switched on which tells me that theres not a lot of natural light gets in the house. Yet this might be because you have all the blinds / curtains shut? Open them!

    Move the small bed out of photo 7 and the cot out of photo 6. Take photos at different angles.

    At the moment its difficult to get a feel for how big your rooms and the layout because there is no floorpan.
