For lazy forum members.Know what you don't0 -
Check the postcode on the EPC exemptions site.
If it's not on there then it can't legally be let out in its current state and the costs of resolving this may be huge.0 -
You're right on a busy A road junction, and sandwiched between four sets of railway tracks. I suspect that might explain the price at least in part, it's likely to be a fairly noisy place to live.0

I will reiterate the poster above. How long is the lease. You are buying the right to rent for X years. Any share of freehold. Who is the management company if one. How much is ground rent - what are the legal terms ie how much can this increase year on year.
If you are happy with the answers to these questions, and any other reasonabpe concern then play from there0 -

It looks quite shoddy to be honest. Very old bathroom, very old kitchen units which have been shoved into the living room to save space rather than having a proper kitchen. Plus it looks like a commercial conversion which often throw up issues when the original building is as old as this one appears to be. It’s ok for square footage. Maybe it’s just not to my taste but it doesn’t even have any character (which would be the only redeeming feature of a warehouse conversion IMO).
I’d much rather go for a purpose built residential flat with a more homely feel. This one just feels cold and unloved.0 -
The prices seem consistent with the sold prices for other flats in the block. I suspect it's largely down to the quality of the conversion, the location, and the poor energy efficiency. Also doesn't look particularly well maintained e.g. vegetation growing at roof level.0

Thanks everyone all useful info0

Actually, there are people here from all over. I actually know Salford quite well.
It’s not a very glamorous location, it’s handy for the tip though.0 -
About 20k over-priced IMO.0
