Was I the only buyer (when I was a buyer) that would actually go out and check out the house from outside before I would even book a viewing? To get a feel for the location, neighbouring properties, roads, parking, etc. It just seemed the best way to shortlist properties for me.0

I would keep it all in reasonable shape in case somebody comes at short notice - I've had the agents phone with "we've got somebody in the office now who wants to pop round and view, if that's possible?".0 -
One couple just dropped off the radar completely and the EA never managed to get hold of them again. Another couple (we found out later) drove up to the house and decided they didn't like it and just drove off without the courtesy of even knocking on the front door, so we were left sitting in waiting!
That is a bit poor. I do tend to drive there before booking a viewing if I do not know the area. I have gone to some and decided against it. I never booked for a house and did not turn up though.
I always give proper feedback as well (if asked for, I ain't speding money to give it so consider that if you get done, does the agent follow up). One feedback was I did not think that owning a house for two years and nopt cleaning it once was a good reason to add 10k to the price. The agent said yes they knew. However they might not have passed this on (so consider that too people).0 -

I appreciate we may be doing more than necessary but we want to show our home at its best...
Clean all kitchen worktops
Clean both bathrooms including shower screen
Move photos - nicnacs - phone chargers from sockets.
Move ‘dog’ items (beds bowls etc)
Make sure windows are clean
Make sure floors are clean
Vacuum throughout
Take dog to daughters flat a mile away
Pick up any litter outside property (there is a bus stop outside)
Move cars so drive does not look too crowded
All this adds up.....20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D0 -

Respectfully, I think you are going to wear yourselves out like this, selling a house can take months before getting a bite, especially at this time of year and in this political climate. Can't you simplify? Give the kitchen and bathroom surfaces a quick wipe, run the vacuum round, one of you takes the dog for a drive for 15-20 minutes? I genuinely don't think viewers notice that much detail, as long as the place isn't grimy (which I'm sure it isn't even when you don't have viewers!), it almost certainly won't factor in whether people decide to offer or not. No reason to tire yourselves out before you even get into the stress of conveyancing!

In contrast, we spent about 30 mins waiting to see if a vendor answered the door to show us around. The estate agent couldn't get hold of them. The strangest thing is that we were in the middle of several viewings, so I'm not sure whether the people before/after us were able to view. Luckily we viewed two properties we much preferred that day so we weren't too bummed.
We did view one house which we knew probably wouldn't work for us, but we were hopeful that we might see a solution in person. I guess that would class us as time wasters.

The wife and I are currently looking for a bungalow and parking for 2 cars is important so we always take a look outside at night when most people are home from work before making an appointment to view.0
