Time waster viewers

I am sure we are not the only ones who spend ages ‘staging’ their property prior to viewings to make it look at its best. Probably takes us a couple of hours of cleaning, possession and dog moving, car moving etc to get the place looking at its best.

And then for the ‘viewers’ not bother to turn up really pi**es me off.

Today’s viewing for a second viewing so he could bring his wife round... I know the EA is closed, but we know he only lives half a mile away, so if something came up to prevent them keeping the appointment they could have slipped a note through the door...

Is it common for people who book viewings to not turn up? I am afraid I am ‘Old School’ and to do this is both rude and unprofessional.

Even if he contacts the agent tomorrow with some !!!! and bull excuse, then I will not sell to him.....

20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D

    We had loads of time wasters when we sold. You get used to it.

    I used to really hate the useless feedback we'd get - instead of a viewer just saying, "We don't like it" we'd get daft comments like the driveway was too long, or a door was in the wrong place...

    Hopefully your going to make some money from the price you paid for it a few years ago and what it is worth now.:)

    Had a couple of no shows while selling a previous house. Like you say it's very annoying when you've cleaned the house up, are sat around waiting to do the sales job, possibly having cancelled plans and waited in, then they don't show up.

    One couple just dropped off the radar completely and the EA never managed to get hold of them again. Another couple (we found out later) drove up to the house and decided they didn't like it and just drove off without the courtesy of even knocking on the front door, so we were left sitting in waiting!

    After that we gave viewers 15 minutes to show then went out if they couldn't be bothered phoning ahead. It happens unfortunately.

    On the flip side, on another house we had 2 couples turn up at the same time and they started having an argument over who was going in first (one of the couples arrived an hour early). The first couple that came in asked us not to sell the house to the ones waiting outside as they wanted it. That one ended up in a best offers situation and we got more than the asking price.

    Not a huge amount....( It was cheap as vendor desperate to sell and had been on market for nearly a year) with general house price inflation over past 6 years, and spending over £100k on extension and refurb in 2015....

    It's all part of the process unfortunately - doesn't make it right. But anyone working self employed in a service industry gets this all the time so I get your frustration. There could be a genuine reason, or it could be someone that doesn't give a ****. It doesn't change that you have a house to sell.

    On the upside - when it's sold this will no longer be a prob for you

    Not really daft, they didn`t like your driveway or your doors? Hopefully now though more and more sellers are hearing the golden words of truth more often- "You are asking too much" :)
  • I think if they did make you an offer op, you probably would forget about it and accept. It's like this with the general public. Especially if you're self employed and people promise stuff all the time and never do what they say. At least your house is tidy for the week.

    We did that. We drove there, couldn't find anywhere to park, thought that was going to be a likely scenario all the time if we lived there, so we drove off and looked at somewhere else.
