Home on Market Since July. Advice?

    Just to add a positive, the last two houses I've bought I didn't need to view, my husband did as we were re-locating and it was the outside space which was the most important.

    We put our house up for sale 18 months ago and in 8 weeks we had one viewer

    Fast forward and 18 months later I upped the price from 475 to 525 and in a couple of hours I had an acceptable offer of 510 and to include a ride on mower !!

    Sometimes with a property which has a lot going against it can possibly be the one someone really wants .. but that is down to luck

  • The bathroom and being overlooked in the garden would mean I wouldn't view but until someone commented I confess I hadn't checked the floor plan so would have just turned up and when I saw the location of the bathroom would not have taken it further.

    It is a lovely house though.

    What prompted you to put the price up - had you done somemajor improvements?

    I'm always amazed when people don't look at floorplans.

    I look at the map and floorplan before I even look at the pictures. If it's in the wrong place or a daft layout that can't be changed then it gets ruled out before I see the "amazing" kitchen.

    When I last sold someone came to the house and was surprised a room they saw was actually downstairs when they guessed it was upstairs.

    Maybe floorplans are a generational thing.

    We put this place towards the end of our list, largely because there was no floorplan.

    Not so keen on the third one, it is too expensive for what it is IMO, but the other three are very nice living spaces, and probably decent enough value. The OP definitely needs to get their price down.

    I think if you are used to moving then you are more au fait with looking for floorplans, but we haven't moved for over 30 years! Additionally, a lot of agents don't seem to have them on a listing.

    Absolutely nothing done but we were in a price range which was at the top end of some and the bottom end of desirable

    I needed to get away from the "I want to move off grid and live off the land" to I want a modern home with a paddock for a couple of ponies with stables and barn and good road links



    Re-wrote the ad to point to a different market , sometimes you have to think who would want my property and why
