Home on Market Since July. Advice?

    I too wouldn’t view a house with a downstairs bathroom unless I could see a way of relocating it upstairs. That would mean you actually have a three bed and the cost of the work

    Where I live, an 89sqm house (entire thing, not just ground floor) is probably slightly above average size for a 3 bed terrace or semi. Some are 67sqm and some more rural can be 100sqm. Again the whole house. And priced over 400k
  • Years ago, when we moved to my current location, we bought a small terraced house on "the most upmarket road in the village". It really was. The road lead to a private school and a wood at the top. People had been in their houses for years and there was a real community feel. We moved eventually - couldn't afford the next rung up on that road.

    That was about 20 years ago. The school is now flats, old houses have been knocked down and made into smaller houses, the pub has closed and the wood is frequented by all kinds. The road is often jammed and the traffic noise is awful. However, people still insist at marketing their properties at silly prices, and there they remain, on Rightmove for ever. There is a new estate, not far away, where young families now live, a choice not available twenty years ago.

    If you want to sell your lovely house (bathroom wouldn't put me off but the road would), ask again why people aren't interested. I can almost guarantee it's the price (or a new housing estate)

    That can't be right. My 3-bed 1930s semi is 100 actual sqm, and it can't possibly be smaller than this one. Unless this house is a 1:1.25 scale model :grin:

    EA floorplans are notoriously inaccurate, though.

    Thanks for all your replies, it's definitely food for thought. The floor space is over 1700 sq ft as far as I know.

    We're going to take stock over the weekend and see what we do next.

    Many people would be happy with this though, it isn`t the bathroom that is deterring views, many people will overlook a lot of things if the price/size/location is right.

    EA floorplans are notoriously inaccurate, though.

    There are 3 different ways of measuring "floor space" all of which give different results - gross external, net internal, effective floor area. Having seen measurements and areas of tens of thousands of houses, 100 sq metres would be correct even for the gross external of a 1930s semis.

    True, messing about with presentation isn`t going to change things beyond a certain level, and this house is as well presented as it probably can be for someone browsing the internet?

    After all this feed back I would take it off the market for a few weeks...

    Either decide to spend money and reconfigure to get nearer your asking price or don't and expect a lot lower figure
    It appears everyone feels the same, as hard as it is to take from an un emotional point of view it's what viewers will be thinking too.

    If you are selling it won't be your home anymore so sit back down and think how it would attract an offer, either reconfigure the layout or Imo just drop the price.

    A house is only worth what someone is prepared to pay for it and after many viewings but no offers then the ball is in your court
