    The main downside for me are sadly ones you can do nothing about (no upstairs bathroom and overlooked at the rear
    They could do something about the bathroom if it's really the stumbling block.

    You have 2 choices, neither of which you will really want to hear. Reduce even further, down perhaps to the level of a 3 bed or spend money putting in an upstairs bathroom. Even if you do the latter, it will still have a shallow rear garden.

    4 bedrooms and no bathroom upstairs and no garage would put me off.

    Would it be possible to move the door to the upstairs w.c. to the corner to make the space larger, then take out the sink and put a shower enclosure where it was, then put a small sink the other side of the w.c. in the extra space created by moving the door?

    On the plus side there is loads of parking.
  • Firstly, you say 30 viewings.....are these viewings by people in a position to buy, ie have a completed chain below them or are cash buyers, or are these ‘tourists’ who are in no position to buy.

    We are putting ours on the market tomorrow and have told the EA we do not want viewings by anyone not in a position to proceed if they like the property. We know this will drastically reduce number of viewings, but I would rather cut out the sightseers.

    If you wanted to spend money on your property I would consider turning an upstairs bedroom into a bathroom. Turning your dining room into a larger kitchen which would be expected in a 4 bed house, and turning the current kitchen into the 4th bedroom......
    20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D

    Thanks for the advice so far everyone. We will definitely take it on board. The house has never had a garage (as far as I know), the bathroom is an extension to the original house built in the 1920s. So it was like this when we bought it.

    The road is a well known road here, and very popular to live on. I understand the concerns about the bathroom, and we were also worried about it when we bought the house, but it actually has worked really well with having a child, I appreciate that it is not the norm nowadays though.

    What are the reasons that people generally don't like the 'offers over' marketing - because you can't be sure what the seller wants?

    As others are saying, the issues are likely to be the lack of an upstairs bathroom (or even shower), the small and overlooked back garden.
    Also, the kitchen looks pretty small, for the size of the house, and so are 2 of the bedrooms.
    It doesn't look as though the one you mention as having sold in October is on rightmove yet, so it is hard to judge whether yours is comparable, but I have to say, if I were in the market, I'd probably not pay more for yours than for no 6, which sold for £280K in September. Its no where near as well resented as yours, but on the face of it, it only needs (or needed) updating and redecorating, which is comparatively inexpensive and relatively easy, but the basic lay out is fine, and it seems as though it isn't as badly overlooked.
    I cant see how you could get an upstairs bathroom into yours without losing a bedroom.
    Have you looked at what else is on the market in the area (not just the street), i.e. what other 3-4 beds are there, and what do they costs, and what else is on offer at around £350K - who is your competition?

    Although you say it isn't pricing issue I think it may well be -people who want a 4 bed detached are going to be put off by the bathroom etc. If you can get into the searches for people who are mostly looking at 3 beds and semis, they may feel that the inconvenience of the bathroom etc are outweighed by the benefits of having an extra bedroom or parking.

    Offers over puts me off for exactly the reason you said. You never know exactly what it means. I put an offer in on a house which was offers over 150k a few years back, turned out the seller actually wanted 160k, which was well over my budget at the time. I offered 151 then went up to 152 then 153, all 3 offers were rejected. Why didn't they just list at 160? Who knows.

    Basically I think it puts people on the defensive because there's no clear indication of the price you want.

    But I think given some of the other observations above the comments above, you need to drop the price considerably to sell. The fact that it's been on the market for so long tells you everything you need to know.

    You might get a very lucky sale if you wait long enough...could be years though.

    If so, you have to take into account that it is listed as a 5 bedroom and has a double garage, and is also a much newer house which means you are not really comparing like with like. Personally, I wouldn't want either of them, but for around the same ballpark I might well have considered this and I would be asking myself how you could get yours to compare favourably with it and other than price, I don't see it.
