How is that going to help the OP sell their house?0 -

It would if you bought their house...0 -
Yes, would probably need a big reduction though....is there a link to this hard to sell house?0

That's pretty disingenuous.Crashy_Time wrote: »How is that going to help the OP sell their house?
You neatly ignored the part where you "come back and share what you learned in the process", which is of course what would help.
You have one piece of advice: "drop the price". This advice is literally worthless, as any property can be sold if you drop the price far enough.
What folks want help with understanding is how far they should drop the price (in the absence of other factors), because very often, there's a lower bound to the price a seller can ask. And understanding how far to drop the price, without leaving money on the table, is not always all that straightforward.
You never, ever help with that, because you can't, because you have no useful experience to offer. Other posters here show how to understand the local market, what's moving and what isn't, etc.
So, when did you last buy or sell property?0 -
Got a rightmove link? Paste it with a space in it (new users can't post links) and also bear in mind that a week isn't very long, and it's two weeks before Christmas.Hi there, our house has been on the market for just over a week and we have had no viewings! We understand that this isn’t the best time to put our house on the market, however we have our eyes on a new build as we have a baby on the way and need a bigger house. We can’t reserve the new build until we have an offer on our house!
I was expecting a lot of viewings In The first week as the house is fairly priced considering the condition and other comparable properties in the area! My concern is that the estate agent isn’t letting me know of potential buyers.
Does anyone have any advice? I feel as though if I was to call the agents every day that would annoy them and therefore they may try even less to find a buyer!0 -

You drop the price until you get a buyer, or you sit with an unsold property, it is that simple really, for any market. If the selling price doesn`t fit with the sellers "lower bound" they have miscalculated one side of the equation of buying/selling property. The whole market runs on interest rates and sentiment, local knowledge will only get you so far

It's not that simple, and just saying it is and sticking a winky smiley on the end doesn't make it so.0

Okay, local and seasonal factors can play a part, BUT it can`t be ignored that the credit conditions of the last few years that have propped up high property prices are coming to an end, and there is also the little matter of Brexit, IMO we are heading for a "No Deal" type scenario and much more volatility in the EZ and elsewhere, which is going to push the price of debt up and affect people`s ability to pay high prices for property.0 -
If this is a terrible time to look at houses, then this is the time to look. Warped logic, but little competition when it comes to putting in an underpriced offer. If they're keen to sell, they'll hang on to you like grim death, and hopefully complete before everybody wakes up. On the other hand... what if Brexit really does stuff prices... you're well down. Heads or tails?0

Smart buyers won`t be bidding on houses until Brexit becomes clearer IMO, Christmas, summer, whatever the season
