Thank you for the info, I feel a bit more armed with facts re council tax rebates now. I've been asked to write to them stating that the house is unfurnised and not occupied and they'll consider my circumstances. Will definately give this a go. Thanks.

Different councils seem to have different attitudes on exemptions for unoccupied properties. We managed to get an exemption on 2 properties (we were renting and bought our own place, but due to work situation had to wait a month before we were able to move in and then had about 2 weeks left on our tenancy). We wrote to both councils and explained the situation, one applied the exemption without any questions and the other just asked us to prove it (we sent them the statement from the other council showing we were paying them) and then they paid up.

You need to tell them that you are applying for a Class 'C' exemption.

Just spoke to EA who reckons we should drop the price by £5000.

  • You have to do what is right for you. Thats the bottom line. I hope you resolve this in your own mind and sort things. Could you not do a short let while it sells so at least its occupied? Very romantic reason for having two houses and hope you are supporting each other through tough times? All I would say is look at all the options because a loan may sort things short term but it will cost more long term..and make absolutely sure that its not front loaded or with penalty. Are you eligble of payment holiday or anything o either mortgage? Just a thought...big hug for you. These dilemmas are overwhelming & exhausting!

  • Houses dont sell because they are priced too high...

Come in at a lower figure, get more viewers and invite more offers.

Or go for a fixed price.

Use something like www.nethouseprices.com for comparision of sold prices.

Remember we are in a credit crunch and the good days are over so price realistically..Esp as you want a fast sell..

Dont listen to estate agents..do your own work to get the buyers in..

Lots of good advice as always from the great and the good of MSE!!

I hope you are able to sort this quickly. I certainly wouldn't advise you against whatever course of action you need to do to get you through this, because you know at the end of it you will have the lump sum to clear everything off.

So, whether re-let, drop the price, take a loan, whatever, you have my support.

    Good luck hun x

Hi it's already interest only, could get a better rate as said earlier but by the time it's eventually sorted it may well be sold.

Or it may not. How much would you save - per month?

Please dont feel like you are a failure!

Things dont always go to plan and you have tried really hard. I think the only way you can fail is if you dont try at all.

I shall keep my fingers crossed that you sell your house asap!

Please don't feel like a failure...people are panicked about buying at the moment and it may not sell...so if that's the worst case could you still pay all the payments loan included and remortgage ,..there are deals out there with no early repayment fees or no charges incase you do sell...speaking to a mortgage advisor may help especially if you've got equity in the properties...I wish you luck whatever you decide to do as a loan is sometimes the answer for a short term fix...and as another poster said you've been here a long time so know what you are doing and no decision will be taken lightly..that I'm sure of...good luck and you are def not a failure xxx

    Good luck

You are so not a failure!

In my opinion, admitting there is a problem is the hardest and most important step. We all c**k up from time to time. We're human. Even if you don't think you've got as far as you'd like, you've amassed a lot of knowledge and know enough to question your moves. That is a brilliant achievement in and of itself.

We all of us have different circumstances and if DFW was a one-fit shirt we wouldn't need this board. What is right for some is wrong for others and with the best will in the world sometimes things will not go our way.

I think you're doing fine. Hold your head high, dust yourself down and keep trying. Whatever happens, we're all still here for you x x
