Back to basics a more like this with SSTC and what people are making offers on.

Start with the rightmove link and adjust till the sample size is manageable.

It's price. And house layout won't work for many. Great it's not a through-lounge, but it's rather narrow. Bedrooms are also on the small side. Some would argue none of them are double.

On that budget, I can find plenty better.

I was about to say it might be because of your photos (when I was looking for somewhere to live there were some shocking bad quality pictures!) but everything looks fine! I would hold out for now, it looks like a lovely home! Close to a train station and at a decent price. People will come, I think you've just got to give it time (: the fact that there's views means that people are interested!

The fact there's views but not viewings shows precisely the opposite, that they arent interested ! If they were interested they woudl pick up the phone and call to arrange a viewing.

I would be wondering just how small the 3rd bedroom is as there is no picture.

There is a floorplan to look at. I think less is more regarding photos. No more that 6-8 decent pics to tempt the prospective buyer off tge internet and through the door.

Nobody is going to buy based purely on a Rightmove listing, it will be the viewing that closes the deal and human nature being what it is, the listing should act as a lead to a viewing, not a warts n all photographic record of the property.

In the same way a CV gets you the interview that gets you the job. When I used to recruit, 10 page CVs were too cumbersome to wade through to find the info I wanted. A single page CV got a recruit through the door where I could find out more about them. No different from buying a house. Tempt viewers in and they will find their own reasons to buy that coukd have never been anticipated nor photographed.

The first thing I saw on the first picture was the tree. It's very big, and very close to the house. That would put me off straight away.

I sometimes have a bit of a rant on here about photo order. It's not make or break, but why do you show the kitchen, then something else, then the kitchen again, then something else, before a final one of the kitchen? It's also difficult to be sure which bedroom I'm looking at - I much prefer a 'flow' of pictures, in an order. I haven't looked at the virtual reality tour, which may address this, and I'm sure I'm not the only person who won't bother with that if it does.

I'm not clear where your parking actually is (and no clearer after looking at streetview), so if it's a selling feature, it might be worth mentioning that in more detail?

Though, like others, I do rather suspect it till ultimately come down to price....

    numbers == for sale/SSTC

    more like this 1/2mile 120-150 3b+

    19/15 so stuff is selling.

Of the 15, 7 are £135k or over the rest below.

Look at the 15 and see where you fit.

    more indepth at 3beds
    more like this 1/2mile 0-140 3b+
    for 3bed only
    0-MAX 22/29
    0-150 21/27
    0-140 18/25
    0-130 15/20
    0-120 6/15
    0-110 4/8
    0-100 3/4

plenty people buying in the 110-130 bracket
note the change in numbers at 120-130 that's where the market changes from sold stuff to harder to sell.

    if we do 4beds+
    0-130 2/2
    0-140 2/2
    0-150 3/3
    0-Max 7/5

there does not seem to be much competition local even going out to 3miles the 4bed numbers are low under 150.

    looking at 2bed only min-max 20/12 with a peak of 140
    0-140 20/12
    0-130 18/12
    0-120 18/11
    0-110 16/11
    0-100 14/10

given the number s the market is
    2 beds are 0-100
    3 beds are 110-140
4beds not many in the area.

At 135 you need to be a desirable 3bed.
