  • Hello! I've actually made an account after lurking on this forum, mainly to reply to this thread.

    I'm a buyer in Crewe! You may not want to hear this, but it could be that it is ever so slightly over priced. My husband and I have immediately counted out anything over £130,000 in Crewe unless it has 2 reception rooms or space enough to make up for it; this is because we've seen multiple houses in Crewe for £125,000 that are pretty spacious, or had things like off road parking. A garden has actually been a huge selling point for us though, as even if the house is a bit small, if the garden is big we could get a conservatory.

    There is a lot of choice in Crewe right now, so it might just be that. I hope that helps from a buyers view point.

    There’s lots of properties in Crewe right now in a wide range of price brackets. We’ve had it re-evaluated to ensure we aren’t overpricing and all are giving same price estimation x

    Mine was super popular when it first went online.... one of their top performers for the week. No viewings booked that first week.... agent was surprised and said he'd expected 1-2.

    I've been getting viewings since, though. People aren't feeling so much in a "rush" at the moment. No urgency to pick up the phone, have a viewing, fearing "missing it".
  • Good luck! We've just had an offer accepted on a place in Crewe so hoping that goes smoothly.

    If you are confident with the price then the only other things I could suggest is adding a photo of the third room, or, for some reason the whole floor plan doesn't show on my phone. The floor plan was another reason we went to see things in person. If we liked the look of the layout, we'd take a peek in real life.

    People might be holding out until after Brexit as well.

    Your bedrooms are on the small side and the lounge is narrow. I know my eyesight isn't what it was, but the photo of the house made me me wonder what on earth was next door until a later photo revealed it to be a garden wall. As previous posters have said, pedestrian only access will deter some prospective purchasers.

    My guess is that it's priced too high.

    Finally why are you using a Nantwich estate agent when you're in Crewe?

    It is quite a lot overpriced. It is overpriced for the area and it is overpriced for the lack of driveway. People looking for a 3 bed family house don't want allocated parking like where your's is. They want a driveway that goes up the side of the house so that they don't have to take shopping, small children and pushchairs a long way from the car to the front door. The size of your garden doesn't make up for this.



    There are houses in Crewe on Rightmove that have the driveway that have 3 bedrooms and bigger gardens than yours that have sold for less then your house is listed at. Remember a house that has a driveway will also have a front garden. Your house does not.



    Generally this is how it goes.


    Views online but no viewings of the house means very overpriced.


    Viewings of the house but no offers means a bit overpriced.


    Viewing and offers means that you have got the house price about right.


    It isn't what you think the house is worth or the guess that the estate agent has made. The value is what someone will pay your for it.



    You will not sell a house with allocated parking spaces for more than people can buy a 3 bed house with a drive. They will go for the drive everytime before yours. If a house is in a premier expensive area then someone might pay more for it than a house with a drive. Your house is not in a premier expensive area it is in a cheap area. So other houses in cheap areas will win over yours everytime.



    My first guess is that it is at least £10k overpriced and it might be more.

    I would be wondering just how small the 3rd bedroom is as there is no picture. Otherwise seems a nice house, just needs the right person looking for that house due to parking etc
    The virtual tour shows the third bedroom is small. It's also being used as a dressing room so I immediately thought two bed, not three. You need to show that the third bedroom can take a bed.

    OP, am I right in thinking two of the bedrooms have a connecting door? if I am correct this would put me off. No only is there a lack of privacy but also the door takes up valuable space. Block them off and you gain wall space in both rooms.

    The kitchen is small and I immediately thought I'd need to lose the table and get more worktop space. This is demonstrated by the way you are storing stuff in the kitchen. In fact, why not lose (another superfluous!) door to the kitchen (the one off the lounge). You can then move the kitchen table to that wall and gain a ton of space for worktop.

    The lounge is tiny and has little furniture - not even a coffee table. Neither of the bedrooms are big enough for wardrobes, dressing tables or even bedside tables. The whole house looks small.

    Sorry but for those reasons I think it's overpriced. The garden might be nice and big but there is no way a family of five could comfortably live in that house. It's just too small and badly designed.

    who 're-evaluated' it ? if the EA, of course they want a high value to get your business and/or commission

    Looks quite a bit overpriced compared to other recent sales on Wood st, (no.24 at £65k and no.18 at £71.5k both last year) even if they were mid terraces it doesn't account for yours being worth over 80% more!

    You’re correct that when you look at sales in the area there is a considerable difference. Reason being is that where my house is situated, it was built approx 11/12 years ago, there a newer row of terraced homes as opposed to those across the road. The ones across the road are much smaller with small yards for gardens. A very different style of home.
    A house on my row has just been sold for 120k - a a much smaller plot of land, a mid terrace and one allocated space. We’ve had several EA’s out who all gave same figure, all suggested to put mine on for higher due to privacy or being end terrace, the considerably larger plot of land and the two spaces. However, all have agreed it’s incredibly difficult to price due to being so different to all others in the area. I bought it in 2010 for 122500.

    For those asking, the additional doors in the two double bedrooms are not adjoining, they are doors to cupboards.

    I too have looked at the surrounding area, prices and what is on offer. It’s a difficult situation as yes, there’s no driveway which is what a lot are looking for. It’s also not really a home for a family of 5 (although some have 5 living in them in our row and seem to manage), personally I would suggest FTB, young family or as an investment property as the letting market in this area is very strong.
