Views online not translating into actual viewingsor offers

    I wouldn't take into account views on line. For example look at the threads on here asking people to look at places, people who are extremely unlikely to buy due to location, their own housing circumstances etc. Of course others such as myself will look on line at places for sale as it can give you d!cor ideas, furniture ideas, kitchen, bathroom, garden ideas etc.
    Paid off the last of my unsecured debts in 2016. Then saved up and bought a property. Current aim is to pay off my mortgage as early as possible. Currently over paying every month. Mortgage due to be paid off in 2036 hoping to get it paid off much earlier. Set up my own bespoke spreadsheet to manage my money.
  • I hope you won't mind me suggesting this but there seems to be not enough storage. The kitchen looks rather busy, the hallway at the top of the stairs and there seems to be stuff that could be sold or given away in the bedrooms.

    I definitely would get rid of the shelving at the top of the stairs. And the photos/pictures is the kitchen (way too busy given the wallpaper). There is a storage unit I'd get rid of in the kitchen, and perhaps put the table and chairs there.

    It just looks too small and too busy. Even if its not too small, it looks it because of the lack of decluttering. Put what you can in the loft.

    I'm afraid I noticed the small size of the lounge as well. But obviously people wouldn't have bought the houses originally if that didn't suit them, you will find others that don't mind eventually. But I do think you need to declutter. Even in the bathroom.

    This tells you the answer. Your price needs to be in the low £120k not in the low £130k. The price for the houses in your row will have a top above which no one will pay because they can get something better.



    Against that £120k and one less parking space you have to offset that your house is the last one on the row and furthest from the allocated parking so more hassle if you have a young family. There are houses that you can buy for £135k that have bigger plots than yours as well as private offstreet parking so yours has to be less in price than these.



    If the top price for your road is something like £120k no one will pay anymore for any house regardless of what extras it has over the one that sold for £120k. Every road has a top price. It is clear that no one wants to pay £135k to live in your road or you would have sold your house by now. The fact that you haven't had any viewings tells you that people can buy something much better for £135k than your house so they aren't even bothering to look. To sell something in an unpopular place you have to price it to be attractive.

    To get a value that someone is likely to pay you for your house you have to do some research not rely on the imaginary number that the estate agent has given you to get your business especially if it is the highest value that you got.

    Sorry to go off topic, but why the freak do EA's call houses mews when they clearly aren't!!!!!! That house never has been or never will be a 'mews'. It's a bloody new-build fgs.

    It's not just a buzzword, it's a specific kind on building, idiots :mad:

    Nice house, though. And I have to say, if that's what you're up against for £15k less then you are well over-priced. But I don't know the area, maybe yours is in a better part of town with better schools etc?

    I know Crewe well and am helping my friend find somewhere currently. Crewe has. A lot of cheaper houses and with so many new builds too, competition is tough. Like others have suggested, I think your price is high. I went with my friend to view this one which is an end mews with allocated parking too just a few days ago https://m.primelocation.com/for-sale/details/49128739?search_identifier=5c832b0a4fb487e46b7f0ef5b02681f4 and its £15k cheaper. It also appears bigger with an ensuite too. It went under offer very quickly, not to my friend though... So it was priced well.

    I also think that one was in a better area, granted yours is closer to the train station but the area around Gresty Road etc may not appeal, YMCA, Crewe FV football club and it can get very busy. I'm not trying to be negative just give some feedback.

    I definitely think it's the price. If it was at least £20k cheaper I'd tell my friend to view it.

    I don't know Crewe and prices in that area... But I stay in an area where you generally get a good amount for your money property-wise. £135k for a (fairly) new 3 bedroom end terraced building seems reasonable. Other than bedroom 3 the rooms look spacious.

    In terms of changes for marketing I'd try a couple of things re presentation. The cupboards etc at the top of the stairs - I'd clear that (put it in storage?) to open the area and make it more spacious. The temporary storage tent like things in the bedrooms I'd remove (again to show the space) - Having these sort of things in the pictures can really highlight (or at least make it seem) that you are struggling for storage space. A lack of storage space really put me off a place recently (otherwise the place was ideal - but the lack of storage made it impossible) - it was a new build and rooms, as with most new builds these days, were small (smaller than yours - which seem a decent size when u try to see past the added storage things)

    I agree with some points Cake made in the rest of her post... But, to me, this is a bad example - this building looks quite dilapidated from the outside. If I were spending that money I think I would have been hard pushed to buy this one rather than the OP's.
    I will concede that the one linked is sold stc, but I would not be surprised if it was for considerably less than the marketed price. Also, looking at the market info and similar properties sold nearby - there are quite a few selling for above that price

    I'd try changing the pics showing more space and neutral decor.

    either wait or drop the price, but it does seem overpriced with better houses in your price bracket nearby

  • It looks clutterd to me - I think the busy wallpaper doesn't help, but there seems to be stuff everywhere, and shelves wherever you can fit them. Everything non essential int a shed or storage unit...


    But also - it sounds like the best house on the street. People pay for location not house. Your price may need a drop.
