    I'd probably paint the lounge wallpaper so it doesn't look so dated and buy bigger rugs.., those tiny things don't really make the place look brilliant. You could get lucky with preloved large rugs on ebay but probably would be better if they matched in colour.

    The rooms are larger than they look. I'd experiment taking my own photo's - even with a smartphone - to see if I could do better.

    The ensuite has a shower, essential, so try and show it in the photos.

    From the word description, the kitchen is also bigger than it looks, is there a bit you can't see in the photos where maybe that table and chairs could be put (with a couple of extra chairs) and photographed?

    I'm not totally sure but the edge of the decking looks a bit damaged, can it be neatened up? I'd suggest buying a large rectangular pot and place it over the grass damage, as its too late in the year to reseed.

    Probably useful to have a pic of the garage, how big is it?

    It looks like you aren't living there - definitely need something to give the idea of beds in the bedrooms, even cardboard boxes covered with bedding would do to give an idea of how the bedrooms could look if they were used - with plain clean bedding (no more flowers lolol).

    One of the first things I did in my current house was take all of it out from the downstairs hall, lounge and dining room. Having said that, didnt stop me buying the place, buy my god is it nasty stuff.
  • That is the kind of house I would go for. Bit bland as people have already mentioned but would happily redocarate. The rug seems a bit random without much else in there and I would maybe add a bit more colour around if possible especially in lounge which currently looks a bit sparse. Bathroom is a bit dated which may put people off if they don’t want to do much work.

    Which underlines the point that dropping the price is far less stressful in the long run, rather than endlessly mucking about with photos and wondering why no one is buying it.
  • it looks like you have decorated the house with undersized furniture - just weird. no photos with double bed showing the master bedroom. by all means use the third bedroom as a study but the photos make me think the house has no space. the rugs are strange as is the tiny eating table. if you're selling a property as a family home, you need to show it as a family home. People have little imagination these days, and whilst its potentially obvious, you want to lead your buyers to you with the least effort.

    I like it. Clean, tidy and scope for improvement. I think the OIEO should be switched to £164,995 with the aim to achieve around £160k?

    I agree. It looks absolutely fine and certainly not dated as some people have said. Whatever the buyer does in terms in repainting or wallpapering, it's their choice.

    The photos are good too and the house looks tidy, giving the impression that it has been well looked after.

    Offers over the price is too much for a house that was one of the cheapest on the development when built. Everyone has bought it cheaply because of the position and the design so you need to sell it cheaply if you want to move.


    It is going to sell for offers under.
