Might sound like a silly little thing, but the microwave and toaster are making the kitchen seem really small. Straight away I'm thinking there's hardly any usable workspace. I'd move all of them for the photo.

One of my bugbears is vague addresses - does everyone in your market know where Cootham (pop. 200) is?

I agree, I didn't know where it was and had to zoom out several times on the map until I could see somewhere I knew.

I think the cottage is lovely but the kitchen especially looks cluttered.

Imagine someone holding forth on biology whose only knowledge of the subject is the Book of British Birds, and you have a rough idea of what it feels like to read Richard Dawkins on theology: Terry Eagleton

I agree with much of what YoungBlueEyes said....and I found where your village is by zooming out on the map ;)

It’s a lovely little place but definitely lose the pic of the vegetable patch, that just looks like waste ground at the moment.

The front of the house should be shown more clearly, that’s a dreadful photo taken from a silly angle, what was EA thinking?

Personally, I love the telescope! I bet you get lovely dark skies there. If you’re doing any evening viewings, set it up and offer the viewers a look at whatever is in the sky at the time. It’s all about selling a “lifestyle” and a telescope (and a library!) would definitely appeal to me :D

In which case the vegetable patch would appeal to a wider audience than a telescope. My objection to the telescope is simply that it's right in the way of the picture

Not any more, if the price is remotely "delusional" for the area nowadays people see straight through it, and they actually resent it now as opposed to thinking it shows a "strong" market that they need to be a part of. No idea how this is priced for the area, but if they are running to view that means it is well priced and there is demand.

The photos taken when the house was previously for sale in 2017, are, on the whole, much better.
aesthetically the 2017 photos are better but I found the current photos more honest about the size of the house and how you can make it work as a small family home.

As other's have said, removing the cot from the middle of the nursery would make the gorgeous room easier to appreciate in photos. The close up of the log burner could be moved to the end of the presentation.

Honesty doesn't necessarily sell houses. Often, what is sold is a perceived lifestyle. This, I believe, is why the log burner has been placed early in the photos. (Those of us who use and rely on them know what messy things they are and the large amount of fuel storage they require!)

If we were selling our house next week, about 25% of the furniture and many of our less expensive/tasteful decorative items would be packed off into the barn and covered with dust sheets. We would be clutter-free and the house would look larger, but it would not be an honest presentation of how we really live.

Smart! I will consider that when it's time for me to sell.

I think it's fairly common. Ten years ago, when we last sold, (with difficulty because of the recession) we had a lock-up storage unit for all the stuff we'd inherited/ collected.
