Hi all
Just wanted some feedback from people as to the presentation of our house that is up for sale.
Not sure if i am allowed to post a link here but any feedback on photos/price would be great

Post the rightmove reference number or the price, description and postcode and someone will post a link.
Then don your fireproof overalls & thick skin, and expect to be told that if you moved your sofa two feet to the right and added/took down some photos, mowed the lawn,put soem flowers in pots by the front door, you'd sell in 5 minutes.
Also a character called "Crashy" will turn up and tell you you are asking too much money and sell now before prices plummet back to 1957 levels ( whatever price you've asked for

I am prepared for opinions as we would like to present it as well as we can.
I have a new job starting in the new year and am relocating. Although we can stay with family we are keen to sell and get settled in to the new area asap.
The house has only been on for just over a week so early days. We have had 1 viewing so far and no other interest.
We bought the place just over a year ago and it is priced at more than we bought it for by advice from the agent but we would just like to be able to recoup our purchase price and costs if possible. We are not looking to make millions - just to sell so we can settle in our new location - the next move will be a long term home for us all being well.
can't see the reference number so location is rh20 4jr, listed at £299,950 and description is 2 bed cottage for sale0 -

Is the wood burner the most important thing in your house? If not, why is it the first internal photo? Same with the next photo.0

Many of the photos make the rooms look long/narrow and the garden also looks rather confined.
The photos taken when the house was previously for sale in 2017, are, on the whole, much better.0 -
I think the presentation of your house is very poor. Its probably in reality a very nice house, but
1. the first photo is unclear as to which bit is yours
2. the fourth photo makes the living room look dark - can you put some additional lamps on?
3. the first pic of the garden makes it look like your garden is really a jungle (the fifth one is better)
4. the nursery / spare room - should be one or the other - looks cramped trying to be both
5. if the place to dine is the conservatory then it shoudl really be dressed as a dining room. can you remove the telescope and the files and present it as a place to eat?
6. bathroom - remove some of the products
Basically you look at it and conclude that the place is too small and you'd have no room for any of your stuff which is probably why you are moving. you shoudl do a serious declutter and have the photos redone.0 -

Completely agree. Also, one of the first questions I'd ask myself is, 'why are they selling again so quickly?' - I know you can answer it, but I think it may put some people offExcuse any mis-spelt replies, there's probably a cat sat on the keyboard0 -
I dont know how to see those previous photos but Id certainly have moved what looks like but probably isnt a massive cot out of the way in one pic (pic 9), and also the other cot or whatever it is next to the bed in pic 8. And get rid of the telescope from pic 7.
I'd also group the photos, so for example the garden pics are all together, and not have the log burner be the first pic of the living room. And lose at least one of the garden pics, number 3 makes it look like an overgrown wilderness that will need lots of cutting back of shrubs.
I dont though think this will put many off visiting, what might do is no mention i can see of parking anywhere.0
