More like 1/2 mile 3bed+ £0-£130k including SSTC.
12 for sale and 5 SSTC, 4 of the 5 at are £105k or less.
Slow market with better value very local
the other was a £125k
bumping the radius up to a mile and the numbers are 23/15
better sell rate but 10 at £110k or less
This seems to tie in with the sold through pricing mentioned, stuff is selling but at the lower prices.
3miles 3bed+ £90k-£120k
101/51 then 5/3 of those are 4beds+
There is a lot of choice in the 3bed market.0 -

Sorry, OP but it seems your area = spoilt4choice.com and your price is not at all competitive. This is the trouble with buying a new build; they are just like new cars: Worth less than you paid the minute you have the keys in your hand.
<Aside> I wish I were half so good at RM as getmore4less is.
Just can't seem to figure it out and I would like to know what mine might be worth, out of idle curiosity. Not worth people's time, I know. 0 -

No.17 - bought March 2010 £120k, sold Feb 2017 £115k - £5k loss
No. 26 - bought March 2010 £125k, sold Oct 2016 £125k - £0 loss
No.34 - bought March 2010 £126k, sold Oct 2016 £123k - £3k loss
No. 37 - bought Aug 2009 £125k, sold May 2016 £123k - £2k loss
No. 35 - bought Au 2009 £126k, sold Jan 2016 £123k - £3k loss
Only No. 19 was sold for more than the owners bought it, but that was still £5k down on the price paid when new.
Suggest you probably need to be marketing at c.£110k to get any interest - try £109,950 and see if anyone bites...
