    I assume that the Hillington market gets buyers who are reasonably happy with the area and want flats that represent outstanding value for money (by today's pretty inflated standards). You are getting around 500 sq ft for around £150 psf.

    500 sq ft is v small for a 3-bed flat, so people probably realise they are not getting a full 3-bedder. As Pixie says, the flat is what it is, and you can't dress it up too much.

    I don't really understand the Scottish market. Does 'offers over £78000' mean that someone with a top limit of £75000 would not bother to look? In England, they would look, then offer you what they could.
    No reliance should be placed on the above! Absolutely none, do you hear?

    The vendor pays for the home report and that's the valuation most buyers will be looking at more so than the advertised price. Someone with with a home report value of £103k might advertise at o/o £100k so that it gets them into the lower price bracket search on RightMove etc but is expecting offers closer to the home report value. Someone with a top line budget of £98k might still make an offer of £98k especially if the property has been languishing on the market for a while. The buyer's solicitor should provide some guidance since offers go via solicitors.

    Offers over can also be a good way of advertising a property in a hot market such as in parts of Edinburgh or Aberdeen pre-oil price slump because you will expect to have lots of people making offers very quickly usually over the home report valuation but that doesn't apply in the OP's case.

    No, they were built by the Western Heritable Investment Company - big private landlord who developed lots of similar areas around Glasgow around the same era (Kings Park etc). The larger blocks of flats in the area would have been council housing.
  • I just wanted to say thank you to everyone who has given me pointers on how I can improve my advert.

    I was pretty sure there was an issue with the pictures but just wanted some confirmation so I will be getting some new pictures done ASAP. My husband & I will do them this time. We will also be giving the rooms a touch of paint to help lighten things up. The house actually is a very bright house but obviously that hasn't come across well in the photos.

    As for the price, I'm hoping that with the updated paint & pictures we can achieve the price we're hoping for but will be happy to take another look at that. My husband & I aren't greedy we just don't have a lot of spare savings so need to try & get as much from the house as possible for a deposit on any future house we'll buy.

    I think you and anyone else who posts their property details on here is extremely brave; not sure I would have the stones to do it. I wish you luck and hope you find your next home very soon.

    I thought I might be helpful to give you feedback as I've just put an offer in on a 3 bed house in the Glasgow area, for less than £100k, and I had no particular concerns on where in/out of Glasgow (So I guess I was roughly who you would be pitching to!)

    I think all the people commenting on the render haven't spent enough time in Scotland! It's a country of pebble dash and nearly unavoidable in places! So I don't think anyone who knows the area would be surprised by that or the villa situation. (I'm English and was surprised by both these things when first moving up here!)

    My big bug bear with villas was a lack of clarity on garden access. Is it shared or private, because this was really important to us!

    I'd also say that it seems unlikely anyone would use the house as a three bedroom, given one of the rooms is off the living room. But also anyone needing extra space would see the potential themselves so maybe it's better to pitch that room as a dining room?

    I also get the impression that properties aren't going very quickly in some parts of Glasgow, ours was on for a while, so maybe more patience which will give you time to do the things you mention above!
