    The floorplan makes no sense to the pictures.

    What is picture 9 of? The one called bedroom three is to narrow to be any of the bedrooms on the floorplan. Which room on the floorplan is the 'utility room'?

    Just in the 82 days that my house has been up for sale. I am very familiar with the market around this area & my husband & I have been keeping an eye on the house prices for the last 2 years & have watched them steadily rise from about £70,000. We have done our research.

    You say that properties nearby are selling quickly? What properties are these? What are their sold prices? I've searched ROS for the following postcodes:

    G52 2JJ - no sales in the last 12 months
    G52 2JP - no sales in the last 12 months
    G52 2JR - no sales in the last 12 months
    G52 2JL - one sale in August 2018 and one in October 2017 but no prices on ROS for either.

    Going back slightly further I can see that 145 Harlaw Crescent sold for £70k in July 2017 and it is also a 3 bedroom property. 175 Hartlaw Crescent, also a 3 bedroom property, sold for £85k in December 2015. 163 Hartlaw Crescent sold for £75k in June 2016, no idea how many bedrooms. These prices don't appear to support your claim there is an upward trend.

    You're struggling to get people through the door. Whilst people might not be viewing it on the Purplebricks website I would expect the Rightmove listing to generate footfall. I see that GSPC are now advertising their properties online on ESPC (for some strange reason) but your property is not on there. Mind you no other property in G52 is either.

    You are advertising the property as 3 bedroom but it doesn't look like a 3 bedroom property from the listing. I know that you are using one bedroom as a dining room and another as a utility room but the listing makes it look like it won't work as a 3 bed. I also think you are pricing it too high. I can't find any evidence to support your claim that properties are selling quickly and prices are rising.

    Obviously, it's a great idea to dress a house well and present it with great photos. However, there are enough potential buyers out there who know what this property will be like, roughly speaking, before they have looked at a photo or set foot in the place. Virtually everybody seriously in the market for this style of property at this price range would have done their homework and seen several similar properties.

    So, yes it could be presented better, perhaps. But the fundamental problem is more likely to be either the price or the marketing. It might be worth getting another agent to look.

    It actually looks a nice house and its at a decent price.
    However, the front garden is not shown to its best. Why are the bedroom curtains drawn, surely light coming in would be better? Plus, the photos make the home come across as very grey. Grey seems to be a dominant colour theme? That the way it comes across to me.
    I paint of the rooms with light reflective paints to see if I could bring more light into the photos. I agree with those who say it does not look like a three bedroom house.
    Also is there a back garden? Also the description is far too short. It's as if the estate agent thinks its not worth a decent description.
    I hope you don't take my comments personally.

    Not at all. I appreciate anyone taking the time out of their day to give me some tips & I've never given it much thought that there was too much grey. I was just looking for a clean colour.

    There is a back garden & we provided a picture of it to our Estate Agent but for some reason they never used it. The garden at the front doesn't belong to us. That is owned by the downstairs neighbours so there is nothing we can do about that. Our garden is behind the hedge.

    I've tried to get the estate agent to add in further detail but they don't seem to be willing to.

    The curtains aren't really drawn. They're open fully & do let a lot of natural light in. We very rarely have to have the light on in that room. The blinds are arranged that way more for privacy as we have flats across the road from us.

    I agree awful agent garden surely would be a plus to show off. I cannot see how it can claim to be three bedroom possibly a two bed with utility room at a push. I live in a one bedroom flat my kitchen is very similar to yours but it measures 2.10m x 3m so yours must be minute.

    I don't know the market in Scotland or how it works but it looks depressing as it is I am sure you could take better pictures yourself.

    Ok I've done a fast search regarding light, take a look at this link. They have put lamps on in nearly every room. Light is important IMHO. Your house is coming across as quite dark overall.

    I've had a look at similarly priced 3 bedroom flats in the area and none of them look to have 3 bedrooms really. A lot of people seems to be using a bedroom like the OP does because there's no room for a dining table in the living room or kitchen. The 3rd bedroom is so small that other owners aren't using it as a bedroom either, in fact some aren't even bothering to show it in the particulars.

    It's a cottage flat in Hillington. It has ugly brown roughcasting on the outside but then so does most of the competition. I know the OP didn't choose it but it is what it is. The living room, dining room and bedroom look well presented. The kitchen is small but tidy. The utility room looks depressing and I loath those sea shell bathroom suites.

    I'm not sure who this style of property is aimed at really. Any more than 2 occupants and you'll be tripping over each other. I do know Hillington and it's not exactly an area people are tripping over themselves to live in. It's not terrible but I imagine those who would be looking to buy there would already live in Hillington or nearby.

    Judging by the look of them, they look very much like Council flats so people might not want to live directly opposite them - I know I wouldn't.

    In fact, your flat looks to me like a converted Council house in a large Council Estate - is it?

    They are purpose built flats, 4 in a block but look a bit like semi-detached houses from the outside. It's a fairly typical type and style of property for the area and probably was council or housing association owned at one point.
