 I will get another couple of people to come round and check.
 Yes my dog still stays in the house because she can't live anywhere else but does not stay there during the day. She stays down at my mum's while I'm at work. I hoover the couch regularly and spray it with Dettol Spray every morning before I leave to ensure no odours.

We have a survey done before we sell & that determines the price of the house. The other houses probably have bigger issues with damp etc hence why we can price ours slightly higher.

 Thanks. No there is no vacuum cleaner in the living room and it is not in the pictures.
 Yes it is a tumble dryer in the 3rd bedroom but it's not used a a bedroom it's a utility room. The kitchens in these houses are essentially scullery kitchens so they can fit a washing machine and a fridge but nothing else. However people buying these properties are aware how big they are and many people use the 3rd room as a utility room because of this.

 You can easily access the 2nd bedroom it's more of an optical illusion in the photo that makes it look like you can't. Unfortunately we are still living in the house so cannot get rid of the suite at this time.

 The kitchens are all the same size in these properties. They're essentially starter houses for young couples (or at least that's what I think they are) so the kitchens have been made quite small.
 I've had a look at a few of the houses and checked their Home Reports and we are all pretty similar. There have been a lot going for over £80000 recently so we were hoping that we could achieve that price. Honestly though my husband and I are just really wanting to move on now so we are happy to drop the price if it means that we can get it sold but just wanted to do a a bit of market research to see if there was a common denominator that might be putting people off.

            Purplebricks doesn't look good value compared to a bricks and mortar agent for low value properties.
 Their fixed fee with viewings works out to 1.2% plus VAT which you should easily be able to get a high street agent to match. A good agent should have the ability to sell your property, ie market it properly and create a demand. Once two people are interested in it, then human nature takes over and you stand to get a better price.
 I have a negative feeling about PB properties and always think the vendor is trying to save money. If so, where else in the property have economies been made.
 As cake says, the photos look poor. A professional might cost a couple of hundred quid, the traditional agent a little more but you stand a lot more chance of selling it and getting closer to the valuation than trying to sell it via a dutch auction on purplebricks.
 Imagine if you spent £2,000 more on selling (top photos, best agent, minor dressing) but achieved £83,000 instead of £78,000 or less. It would be money well spent. And most agents don't collect the money until sold and many are no sale no fee. Unlike your current method.Signature on holiday for two weeks0

            Given the size of the living room and the fact there is a bedroom which can only accessed from it, I would regard it as 2 reception, 2 beds. The kitchen is tiny.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

 I have had my concerns about Purplebricks since I started using them & thought it might be putting people off but my only reason for using them was because I have bad experience with Clyde property & Remax. Both were terrible. We have discussed getting professional.photos done but given our current financial situation spending more money on the house isn't an option but I will give it more thought so thank you again Mutton Geoff.
