Very few viewings - estate agents being useless

    I think your house is lovely!

    Not sure what price you can put your house up for now as if you try £180/190K it might look weird. Perhaps stick with the guide price for now.

    If you are really concerned about whether the estate agent is doing their job then get a friend to ring about houses for sale in your area and within your price range and see how they respond!

    It's a beautiful house at an amazing price (I'm in north London so that is about a third of what I paid for my house!)

    When we sold our flat we put OIEO (offers in excess of).

    The kitchen would put me off. It may be lovely, but your photo (photo 2) doesn't show that. My first thought was that there is very little worktop space and everything is a bit crammed in.

    On second look, there is a table(?) or something to give extra space in the foreground of the photo. But, the things on it, as they are in the foreground, look enormous, and make it look like there isn't much space there either. I also can't work out if your breakfast bar gives you more workspace if you need it?

    I'd also agree about putting the outside picture first. You may also want to reorder the rest of the photos, as we go living area, kitchen, bedroom, outside, then back to the main living area, before bedroom, bathroom, bedroom then finally the back garden. A flow through, with pictures of the same room all together is generally better. Is this enough to mean someone won't view? Possibly not, but if they are struggling to get a feel for it from the photos, they may move on to the next property on their list instead.

    I like the living/dining room set up though, it's lovely.

    Agree with the poster above that the order of photos needs to be changed. When I was looking, I always used to be instantly suspicious if the outside view of the property was not the first pic, I would think what did they have to hide?

    Thanks for this. I'm going to have a call with them on Monday and go through the listing with a fine tooth comb.

    Agree - the way the photographer has photographed the kitchen, those items look massive - their not!!

    I think they would have liked that but we were clear that buyers could come whenever they wanted and not to hold any viewings until this launch. I did allow myself to be talked in to this being a good idea as friends of ours had just sold with them this way but I wasn't overly convinced.

    Just had a knock on the door viewer so fingers crossed!

    It might be worth getting a friend to phone the estate agent to try to arrange a viewing, to check they are sticking to your wishes
