Very few viewings - estate agents being useless

  • Read your contract, they'll have tied you into using them for possibly 12 weeks or more. You can't just change agents.... they still want their pound of flesh.

    Instead, go through their listing and make a list of the changes you want them to make.


    Yup, they will have, no doubt about that.

    I think that may be part of your problem

    Not everyone wants to move into a house that needs nothing doing to it.

    Our son sold his house completely renovated along with new carpets curtains and even the light fittings.

    He had to wait until the right buyer came along who wanted something they could move straight into as the husband was ill.

    I could understand that if we were asking for 190k - but we haven't considered the renovations at all in the asking price. The plot we have is simply worth more with gardens, garage, driveway etc.

    I think it could look bad considering you purchased the house not that long ago 2016 for £170k ...have prices in the area really increased that much?

    There has been little movement on the street so some may view it that there is a problem with the house or neighbouring properties

    Yes they have - 10k in 2 years is about average.

    To set some context, there are only 10 houses on this street. The one I have referenced, asked for 165 and got 175k - it's a popular area.

    But agree it could now look like we have increased our asking price - ahhhh the frustration!!

    Not with interest rate rises and a hard Brexit looming, this house already looks well over-priced to me, it is just the same as thousands of other houses, why should buyers feel they are getting a good deal here?

    It's not over-priced. We didn't come up with this number ourselves, we had 3 separate valuations done and all came back at 180k. Also in line with similar properties in the area.

    Don't worry about Crashy Time, he says EVERY house is overpriced on threads like these.
