Very few viewings - estate agents being useless

  • I seriously used to expect a house to take 12 months at least to sell 'back in the day'! Two weeks in my mind is absolutely nothing and it's a really weird market out there. At the present time I wouldn't expect instant gratification at any price. I wish my house was that tidy :).

    I'm afraid that for what it is - a refurb'ed modern build, it's overpriced.

    For the sort of money you appear to be after, you could probably get one of these places all of which are both refurbished, and with more space and character than yours.

    Alternatively, you could pick up this one or this one for thirty grand less, and refurb it yourself, to your own style and specification, and for less than thirty grand!

    I think the lack of feedback is because there's nothing tangibly wrong with it, just people are too polite to say outright that it's too expensive for what it is, and that they can get better elsewhere, especially as the "guide price" means you're not being clear and explicit about how much you want for it. Be clearer on price, and viewers might be clearer why they're not willing to offer that price for it. Stay vague on price, and get vague feedback as a result.

    our freind Mark Carney hasn't helped - we've had our house on a few weeks and spoken to all the estate agents locally and the !!!! fell out of the marketing mid-september. see what october brings - we are luck no desperate need to move just wish to so if nothing happens will just take it off at Christmas and let the road crash happen next easter.

    That second one is a semi, not a terrace with beautiful views and, imho, an excellent bathroom. Admittedly the rest of the decor is the stuff of nightmares, especially the "paint magic" tortoiseshell wall. :eek: The garden must be 4 x the size of yours at least, OP and they have what appears to be a chicken in the garden. You don't have a chicken.

    I am sorry but for £175k, let alone any more I could do a heck of a lot better than your house. I wouldn't view it for myriad reasons, few of which you could change. The one thing that would improve it, imho, is a sledgehammer taken to the wall between the kitchen and the garage and a whole refurb. Your layout does not work for me at all. Some of your viewers may feel the same but see no reason to say so; they just walk and now you are not even getting viewings.

    Sorry for the brutal honesty but I think that is why you posted on here. I hope you are not offended. It is just my opinion and I am not looking to buy your house so feel free to disregard it. :)

    I agree with the suggestions to get the photos put up in order, and to do a bit of a mystery shop to see what the agents are saying to potential viewers. I'd also ask them if they can contact the people who did view to try to get feedback. They might be wiling to be a bit more forthcoming to the agent than to your face.

    I don't know the area but it does look as though it might be a bit over priced - there is this one, for instance, which is £30K less than yours but seems to be much larger and have much more space outside, and more character (I dislike almost everything about the decor, but if I were saving £30K on the purchase price I could cope with that, redecoration is relatively cheap! By contract, the things I would not like about your house, such as the tiny garden and the fact it is over looked, are things that can't be changed.

    Your house is well presented and as you say, it is decorated in a pretty neutral way so people should be able to visualise themselves moving in and putting their own stamp on it.

    Have you done any work to your house since you bought it 2 years ago that would justify the increase in price? (my info coming from Market info tab on RM)

    Also - at your property's price range - are there any new builds in/near your location? With the incentive schemes for buying new builds it makes them really appealing to buyers compared to older or lived-in properties...

    Really not sure what house you are looking at but the other garden is smaller than ours! And although a lot of you are talking about it not being overlooked it was bought with planning permission for 20 +new builds in that field behind it - I'd rather have houses and a quiet road behind me than a building site. A chicken? Really???
