    How much tat? Half a day's effort and a lot of huffing/puffing and swearing?

    Or 1-2 days of hiring in beefy men to lug endless tat?

    A house clearance crew might do it for free... they take it and flog it to cover their time/costs in a lot of places.
  • one point out of leftfield. Get the agent involved - if they think they will lose a deal perhaps they can pay for the cost of clearing from their fee (or get it done).

    Well then you want the house more than he wants to sell the house. Unfortunately one party is always in a better negotiating position.


    Me personally, I'd lower the price £5k and walk if not. His chain collapses, mine stays intact as I can just find another property

    Then you're buying it in full knowledge that you need to arrange to clear it.

    Yes. But you would have to take him to court to recover the cost, and he will defend the claim with paperwork proving that you were well aware that it would not be clear, prior to exchange.

    Do you need all that hassle for a couple of hundred quid?

    Either walk away or accept that you're going to have to get a skip or house-clearance firm in.

    Anyway, you never know - there might be something in there worth more than the cost of clearance...

    That's not what was questioned - it was stated that the vendor's chain would be broken. I asked how we knew he was in a chain.

    I’ll presume your confused and you meant buy. It’s called playing the odds, most sales form part of a chain.

    Even if there isn’t one the vendor loses a buyer and starts from scratch.
