Until you have exchanged contracts you have no legal options and even then you can only take action if they have upon completion failed to carry out anything agreed in that contract. Up until then it is all down to negotiation which gives both sides the options of agreeing on something or walking away at no cost or responsibilities to either party.0

It's up to you, if he says he won't clear it. Buy it and clear it yourself, or don't buy it.
It will cost peanuts to clear it yourself, won't take long. Might even find some treasures....
My dad found something like that back in the 1960's... It's now in Yale University Museum!
