  • What did you email them last week? Now is not the time for "strongly worded emails", give them a call ask if they've made a decision yet. You're in serious danger of losing this house.
  • Still no word from vendor or ea after thursday morning. Will be sending them a strongly worded email if we dont hear anything today.

    Considering you're the unreasonable party here the vendors may well be considering telling you to stick it and put their house back on the market (I definitely would be). I'm sure a 'strongly worded email' will help them reach their decision.

    That is clearly a well mannered, professional email. It tell you in it WHY they are objecting so why would you think they are covering something up?!
    Seems to me that you probably want a salesperson to do your damp survey in order to get some dosh knocked off the price. Unfortunately at this moment in time, the vendor has something you want to buy and therefore he/She has the upper hand. If I were the vendor and found my buyer yo be so unreasonable at my VERY reasonable request then I'd be saying goodbye to you well before you said goodbye to me!
  • Not one person in this thread agrees with how you are going about this. Take a moment and consider the possibility you are wrong and be humble and take the advice from many of the experienced posters here.

    I’ll be honest I had the same issue 8 years ok, had a free damp inspection done. They Recommended a new DPC, luckily the vendor at the time paid for it. On closer inspection many years later the work wasn’t required, in the end it was poor sub floor ventilation. It worked out in the end but it did annoy the vendors and caused me disruption, I hadn’t appreciated the way these companies operated.
  • When selling a property and faced with a buyer a fraction as annoying and obnoxious I picked up the phone to the estate agent and advised them to re-market the property as the previous offer has now been rejected. Only happened once - I renovate property for a living.



    Damp does exist and it can be on an internal wall where no air bricks or gutters exist, but its cheap and relatively easy (but messy) to fix. Ive seen things like old lime plaster behind the skirting going down below the concrete floor and its so damp you can feel it. Chipping away some plaster and re plastering with a render and leaving a gap does not cost thousands. Injection cream for a standard 2 / 3 bed terrace house costs about £80 to do the whole ground floor not one wall. That's why these companies are so keen to do the work for £6k
