    Thanks for that Jason, think I had a lazy broker (£700) he wanted and only got me 1 quote !

    Our valuation is booked in for Thursday hopefully, we will hear something next week.
  • So the guys who got their mortgage offer at a similar time to me have you got a completion date yet?

    My solicitor seems very reluctant to give me a date. They have told me the paperwork is ready to go out to me but will only discuss a completion date when I've sent the paperwork back to them.

    For some reason I had it in my head we would have a completion date way before now

    That's not good Jason how long is it since offer? I hope you get sorted and moved soon. Could I ask how long was it after survey till you heard how the survey went and how long till you received your offer?
  • We've got our completion date and today received the contract pack with everything to sign and send back. I would definitely be badgering your sols Jason to get everything sent out. Also maybe ring the estate agent and get them to ask your seller's about completion-might be s faster way to get a response.

    Simultaneous exchange and completion is brave because you're essentially investing everything in that date and it all happening without anything being set in stone. Usually you have confirmation of completion a week or two before hand when you exchange with penalties if it didn't happen. Simultaneous exchange and completion offers no such reassurance. Luckily although we have no other option I'm not too worried as the house we're buying is vacant and our buyers are v keen on our home.

    Interest rate wise we are going for 3.15% on a 5 year fix. Had another lender with a 3.5% rate as an option but obviously went with Pepper as it was lower. For context if we could go with a high street bank our rate would be 1.3-1.8% but we couldn't do that for a number of reasons

    We had a call from pepper today asking security questions and what date dd to be taken etc following on from valuation but still no offer, how long have you all waited

    It does sound like you are nearing the end of the process. What happened with me was my application went onto a pile for final checks. At the time it was 5 working days for it to reach the top of the pile but the process itself only takes a good hour (I rang and asked them what it actually entailed)

    I think they just make sure everything is there and nothing obvious has been missed. Has the property been valued yet?
  • I'm finally getting there. My solicitors have come back with a completion date of the 10th December. So all of a sudden everything is happening. Got everything crossed there won't be any last minute problems

    Yes our valuation survey was completed last Thursday I received a copy on the Friday. The survey is clear and valued correctly etc it's just a matter of waiting for the offer. So nervous I wish they would just come back to me but I understand many people are waiti g for their answers too.
    When did you start your process? Our offer was accepted on 29th Oct

    Ours seemed to take forever and a day. We had the offer accepted the beginning of September. For me it felt like we had some silly delays. One example was confirming my employment. And as I said earlier in thread something cropped up in the searches and my solicitor didn't chase up the lender to ensure they were still happy to proceed. My solicitors haven't been great but the original conveyancer ended up going on sick so that didn't help either

    But going by my experience with Pepper it sounds like you are nearly home and dry.
