It's alright you folks saying she should recycle, but where I am all the big recycling bins that used to be in the car parks/at supermarkets have all been removed so it's the tip or nothing.
Not sure if tenant is a driver or not, but if not how is she meant to get rid of it? Walk there?All shall be well, and all shall be well, and all manner of things shall be well.

If I recall, the OP said there is a weekly recycling collection from the flat but the tenant doesn't want to use it.
If she did, it would go a long way to making the issue more manageable.0 -
I think you've been very generous OP.
i would give the tenant the option to end the tenancy early, assuming you find a suitable replacement tenant. until then the current tenant should continue paying rent as per the tenancy agreement.
i have some sympathy with her as storing rubbish can't be fun, but there are solutions out there, she just doesn't want to utilise them.
hopefully by holding her liable for the rent up until the new tenant is sourced / new tenancy end date is agreed, so won't cause too many issues with viewings!0 -

I hope you are well.
Please be advised I have received a written complaint from Mr ******* who I understand met you at the property on Monday, 20th August 2018.
While I understand a temporary measure has been made for the storage of the bin I understand that building works are due to commence in the ********* Business Park in 6-8 weeks’ time which as a result will affect the bin storage.- this is a temporary gesture of goodwill, you are not obliged to provide further measures.
Mr ******* has asked for clarification on a permanent solution for the storage of the bin and has raised a request for compensation to be made for Mrs ******* due to the challenges placed with the bin. - The permanent solution is to recycle any and every part of the rubbish possible, and store landfill waste inside the property until it can be collected. The tenant may purchase their own items to improve the appearance of their home.
If you could be so kind to refer back to me on the permanent solution for the bin storage and the compensation request that would be most appreciated. - The property was rented as seen and I recycling rubbish is collected on a weekly basis with minimal landfill rubbish to be collected fortnightly. This is what the tenant agreed to and I have fulfilled my obligations, thus I believe no compensation is due.

I do understand the tenant's issues with rubbish, which is why I visited on xx/xx/xx. Having lived in the property myself, there is a provision for rubbish:
* Recycling collected weekly which should remove as much rubbish as possible
* Minimal landfill waste collected fortnightly which should be stored indoors until placed out for collection.
This has not changed and was the situation when Mrs Tenant chose to rent the property. Therefore, there is no further solution I would need to provide and there is no compensation due.
Mrs Tenant is free to manage her rubbish as she pleases, for example by
* recycling as much as possible (as is expected of all households based on the collection frequencies) to reduce landfill waste
* taking her rubbish to a tip
* purchasing a neat and odour suppressing bin to improve appearance
* making her own arrangements with local businesses or neighbours
I wish Mrs Tenant to be happy in her home so as a goodwill gesture, I am willing to mutually surrender her tenancy agreement early, without charge, if she would prefer to find alternative accommodation. However I believe I have fulfilled my duties as a Landlord in the provision of rubbish removal facilities so cannot be further involved in this matter. Please pass on my final position to Mrs Tenant and do not involve any third parties in this matter. Please let me know whether she would like to remain and manage her rubbish per the above recommendations or terminate the contract.

How far is the nearest tip to take a rubbish bag?
If it is say 5 miles, then offer 10 miles x 40p x 4 = £16 a month then reduce the rent by this.

Morning all,
I have spoken to the letting agent.
I have declined any form of compensation whatsoever.
I have highlighted a clause in the tenancy that states the tenant needs to dispose of all rubbish properly and promptly so it is not my obligation. I have also offered to mutually surrender her tenancy giving her a 2 month notice.
They will go and feed this back to her.0 -
Tell her to tie her rubbish bags on string and dangle them out the window. When it's bin day, cut the string and the bags fall to the floor for collection.
