There is no such thing as a professional cleaner, anyone can be a cleaner. You do not need any qualifications!
Just tell them it has been cleaned to the same / better level than when you move in as that is what is required.alandaniel132 wrote: »The reason is I want to clean it myself as professional cleaner is quite expensive. I want to save the cost.
But i am ensure, I clean it much clearer than when I move in.0 -

Thank you. I mean how should I reply the LA sending me this email.
Another question is:
Regarding the:
2) Professional cleaning
Many tenancy agreements require tenants to have the property 'professionally cleaned' at the end of the tenancy. However
* if the property was not cleaned to that standard at the start of the tenancy, the LL cannot enforce such a clause, and
* in any event, what matters is the condition of the property, not how it is achieved. If the tenant (or their 'unprofessional' friends/family) can clean to the required standard, the LL canot enforce 'professional cleaning'.
Where can we show the LA this proof protected by law.0 -

Do you really think they don't know this?....
They're just trying to take money from your deposit.
You aren't going to win an argument with them but pointing out laws and regulations.0 -

There is no law that says this because it doesn't need to be said. There is no such thing as a "professional cleaner". My sister-in-law started a cleaning business but did not suddenly become more qualified to clean a house than on the day before.
Just reply with Pixie's answer above. "The property has been cleaned to a professional standard. Please return my deposit immediately." Do not enter into any further arguments with them.
If they still refuse take this to the arbitration scheme. They will not win because the arbitrators know this is silly.0 -

I was in a similar situation a few years ago. This is how I replied to the letting agent's letter:I acknowledge receipt of your recent letter regarding the check out inspection.
I am concerned about the paragraph stating that we are contractually obliged to have the carpets professionally steam-cleaned and the property professionally cleaned.
Our only contractual obligation regarding cleanliness is to present the property in an equivalent state to which we received it. When we moved in the kitchen units were dirty inside, there were cobwebs around the ceilings, and there was so much rubbish left in the garden that we had to make at least two trips to the local tip to get rid of it.
I draw your attention to the check-in report (copy attached) which states that the kitchen was in a "fair" state of cleanliness, and that the property in general was "domestically" rather than professionally cleaned, and that the carpets had not been professionally cleaned.
We have booked the cleaner that we have used for the past 2 years to perform a deep clean of the property, so it will certainly be returned in a better condition than which we received it. However, I hope that you will agree that the check-in report is binding, and that we should not be expected to return the property in a significantly better condition than at check-in.Let's settle this like gentlemen: armed with heavy sticks
On a rotating plate, with spikes like Flash Gordon

Reply saying that you have cleaned it to a better standard than it was when you moved in as can be seen by the check in/check out photos and ask for your deposit back.MFW - OP 10% each year to clear mortgage in 10 years!

Can I know the standard of cleaning is determine by Inventory Clerk appointed by LA or by LA (letting agent)?
This is because I already did a cleaning myself (is much cleaner than previously) and I request to have the inventory clerk on the same day on next Monday (which mean I present myself and view with a inventory clerk)
I know you want this to be done professionally, but the inventory clerk is NOT independent. Their work comes from letting agents, they have a vested interest in getting more work.
Take pictures, you might need to claim it from the scheme.0
