Alan, just take pictures on the day you leave. That's it.
I know you want this to be done professionally, but the inventory clerk is NOT independent. Their work comes from letting agents, they have a vested interest in getting more work.
Take pictures, you might need to claim it from the scheme.
Noted, I will take the picture after cleaning.
Who determine the standard of cleaning when I leave the house now? (Inventory clerk reported in inventory check-out form OR inventory clerk himself OR letting agent visit my house again)?0 -

It depends on what you mean. Ultimately a court would do that, but you and the landlord or letting agent could mutually agree.
Or you can use the dispute service provided by the deposit protection schemes.
Or the Landlord might decide to just return the whole amount.
There is no concrete rule.0 -

I mean who can determine it is clean this this stage? When I return the key?
If I need dispute, I will it later if LA does not happy.0 -

You say it's clean.
The LA says it's not.
You can either negotiate an amount to be agreed between you, or ask the protection service to adjudicate.
No single person determines anything before that point0 -
I found some local doing cleaning in GUMTREE and is much cheaper.
They are doing it as part time and does not attached to any cleaning company.
Is it fine to use them?0 -

And you can dispute it; it’s irrelevant.
The clause is not enforceable0
