    Lol,

You came across rude, I was being honest, likewise you were being honest with me.

I concede to all your points, and I am not comparing my house to ones with off-street parking at the frontier am only camparing to comparables to mine, to which they all have parking round the back or none at all.

I genuinely have listened to everyones feedback, but it seems I am consistently attacked, even after conceding defeat.

I'm pretty sure nobody has attacked you, you are just being very defensive.
Take a look at this thread written by someone in a similar situation to you and note how they've responded to any advice given to them.

They've realised it's not personal, they just want the truth so that they can sell their house and are taking the comments on board.

    Good luck.

This same thing happened to me. Had 3 estate agents value my house at £325k to £330k I went on at £325k. Had a couple of viewings initially then dead. I dropped to £310k and sold in week.

Estate agents always overvalue to get your instruction.

Small drops like that won`t work anymore IMO.

Are you an estate agent or have you sold lots of houses? Having bought quite a few houses in certain areas especially there is a ceiling price, if you try to go above that you get nothing, you drop £10-£15k an suddenly people are interested.

You said this before but it is not correct.
The scheme is fully backed by Essex County Council. It has been through local consultation and their preferred route has been chosen.
That route will be put forward to Highways England ( central government) who will decide whether to fund it or not.
Essex County Council fully back the scheme and will lobby the government to implement the scheme as soon as possible.
The earliest it could start is 2023.

Yeah I've just been reading that thanks for the link, my bad.

But there is no guarantee it will happen and at best it will be completed by 2026and that's if the highways agency agree to it.

And then having just checked it's going to be roughly 1 mile away, no doubt will be tree lined and having quite a few houses between, I'm confident it's not going to be much of an issue, and at worst will depend on the wind direction.

The responses from forum members in that thread are much less attacking than some of the ones in this one.

I may be slightly defensive it is my home, and I have asked for honest feedback, which I've got, and have taken on board, and have commented many a time saying the comments have been taken on board.

Just because I haven't suddenly listed the house for sale at 220k doesn't mean I haven't listened to people's opinions, and just because I don't share everyone's opinions it doesn't mean I am wrong or not taking things on board.

This thread is just that opinions.

However it's when I don't wholly agree with ones opinion and put my view across as I would in any adult civil conversation, people seem to get a bit funny.

I have gone for a middle ground approach, I have listened to the comments here , the comments of other estate agents and my own thoughts and have gone for what I believe is a Middle ground for now.

Be that wrong or right does it matter but some people seem offended by this approach.

This does seem to be the case, nothing sells until there is a big price drop then suddenly everyone clambers thinking they getting a bargain.

There have been quite a few houses round here like that.

Last property was couple of years ago but been looking to buy another for the 6 months or so, lost a few bidding wars but been looking at the area I buy in (look at right move at least once a day), so see the properties come and go and see the price drops.

Refreshingly honest response for this forum IMO.
