Anyone who bought in 1996 will probably be quite content today I would have thought.

    Unlucky.

Sure, unless they are trying to sell a house for "what it`s worth", they are likely to be quite agitated in that case I would have thought :rotfl:

So how did the open day go? How do I know your name? One on your posts gives your name......Then one of the photos posted by the agent has a photo says Mr and Mrs Bradshaw not too sure on the wisdom of letting them post that.

I've done a forum Search and I have not mentioned my name,it is intended he original link I posted which has now been removed, and it is in the photo still of the advert.

I'm not entirely sure why you felt the need to post my name, maybe you can clarify that for me?

The open day didn't go ahead, unfortunately my cat became ill and made a mess of the curtains in the dining room, that same day she took a sudden turn and had to be put down, something wrong with the liver apparently, she did t seem right for a couple of days but just thought she was hot.

Anyway I digress, cancelled the open day, have had 3 viewings booked but they cancelled last minute apparently. The latest one cancelled at 5.30 when they were due at 6, we came back from holiday yesterday and the wife stayed home making the house spotless and getting all the holiday stuff sorted so the house looked nice, she is now really annoyed, and wants to pack the whole moving idea to one side. It does seem quite aggravating.

I have 4 estate agents coming round next week and get there opinions, they have seen it online and feel the advert let's it down not the price, and they feel the estate agent is not active enough, but once they physically see the house they might say different, we'll see, I have a target of September if it's not sold by then I'll take it off the market and do the kitchen and try again in a couple of years.

Sorry to hear about your cat. Your name was in the image - you might want to check it's not still in the previous photos of houses that appear in Rightmove and other sites that archive old house photos.

Yeah I've just been reading that thanks for the link, my bad.

But there is no guarantee it will happen and at best it will be completed by 2026and that's if the highways agency agree to it.

And then having just checked it's going to be roughly 1 mile away, no doubt will be tree lined and having quite a few houses between, I'm confident it's not going to be much of an issue, and at worst will depend on the wind direction.

unfortunately you are making a negative case, nothing puts a buyer off more than some uncertainty in the local area especially new roads.

Once built it will probably have a positive effect on the local market for more properties that it becomes a problem for others.

Don't just ask them for their opinion - they'll give you the usual sales pitch. Instead, ask they what they'd market it at for a "quick sale" by a "motivated seller", and see if that's a sum you can live with. Do note however, that a good price will compensate for a bad ad, but a good ad won't compensate for a bad price.

If however, you can't move with that (inevitably lower) price, then stop messing around and get it off the market now - you're doing no-one any favours if you're not bothered about moving, or holding out for a price that you'll never achieve.

    I can move at 230k.

I can't be any more motivated in selling the house. Will ask what they would market it for,for a quick sale.

Oh, Crashy's sold a house all right. He sold one in 1996 because he thought the market was about to crash, and has rented ever since. So that worked out well.

At least I managed to sell one, many recent FTB`ers will never manage that, not at "what it`s worth" anyway :rotfl:
