    50 views a day and no viewings is extremely telling in itself. I'm not sure that's a reason to start celebrating

    Did I say I was celebrating, erm no I didn't did I, what a pointless post.

    Did you have any interest since the price change? When I dropped my price I had 3 viewers book the same day. If no interest for another couple of weeks you could maybe try OIEO £230k at least that should get people through the door?

    Being brutally honest, it's a house with a weird layout, opposite an industrial wasteland, with no off-street parking at the front, on a busy road, in a location that's about to be right next to a dual carriageway and an incinerator.

    If the confluence of these factors doesn't produce a reduction in price, then the vendor will simply have to be patient and wait for the perfect buyer - the one who wants this particular house more than any other in the area at the same price point - to come along.


    Hold on a minute, there's not much wired with the layout, it has a lounge, a kitchen and diner, yes it has a downstairs bathroom, but there was a reason,think of the bathroom as a downstairs toilet, and it's not really that wierd. The upstairs shower room originally had a bath but you couldn't swing a cat in it.

    The a120 isn't even a definite, it is a proposal that has been put together and isn't council backed, so getting Essex county council to back a 600mil scheme isn't going to happen in the next couple of years even if at all.

    The incinerator has been proposed for the last 15 years and it hasn't been built-in all that time, and it doesn't look likely to be built soon either as it's getting contested when reading the latest updates. So nothing is really known, they may or may not do these things but it certainly isn't going to be in the next few years.

    I do concede to the wasteland out the front, and I concede the slightly busy road.

    And I concede on the price.

    OP drop the price and you will get more viewings simples, as others have pointed out, your already going to be down with negative developments nearby

    As a landlord I have done extensive research into what people want when they rent a house. Basically you work out what most people want in a house in a particular area and in an area where there are houses with driveways that is what people will go for both to buy and rent. The houses with offstreet parking at the back are always significantly cheaper than similar sized houses or even smaller ones with offstreet parking at the front. This is not me being rude this is what the housing market says it wants.

    I concede to all your points, and I am not comparing my house to ones with off-street parking at the frontier am only camparing to comparables to mine, to which they all have parking round the back or none at all.

    I genuinely have listened to everyones feedback,but it seems I am consistently attacked, even after conceding defeat.

    Yeah, ok so my point is that people are looking at it at the price it was up for. So what was their reasons for then deciding not to pursue it.

    They obviously know silver end other wise they wouldn't look at it, so after they have read it something is turning them off.

    It's as everyone said there is obviously to many compromises to be made at the price it was up for.

    Give it 2 or 3 weeks and see what happens. It should kick up at least some interest.

    You said this before but it is not correct.
    The scheme is fully backed by Essex County Council. It has been through local consultation and their preferred route has been chosen.
    That route will be put forward to Highways England ( central government) who will decide whether to fund it or not.
    Essex County Council fully back the scheme and will lobby the government to implement the scheme as soon as possible.
    The earliest it could start is 2023.
