House for sale 8 weeks and no viewings

    You say you are taking the comments on board, I really don't think you are. As a lot of people tend do you are getting very defensive about your home.

    The facts don't lie, no viewings in 8 weeks means there is something wrong.

    Good luck with your open day but again why only one hour? Not exactly making it easy for people.

    There are 2 other houses of the same build round the corner for between 230 +240, which are smaller, have no driveway or allocated parking spaces and are mid terrace.

    So we are all competing for the same market.

    I expect the house to now be appropriately priced against the competition and am willing to accept offers.

    The problem you have is no one is coming to view.

    Look at the places that have SSTC and ask why have people gone round looked at these and made offers but not bothered with mine.

    That is the issue you need to resolve.


    One thing I have not checked is agent distribution.

    To get the foot fall you have to be with the agent that carries the most houses of your type/price as they can cross sell/view when people are looking at something similar, even if they are not the best agent the one that has the properties and is selling them is the one you need to be with.

    You are not getting enquiries so something is wrong the rightmove add is not working and the agent is not cross marketing to the people that are viewing equivalent properties.

    I'm not the agent, I am not actually present at the time of the open houseand have had absolutely no part in it what so ever.

    I have taken the comments on board and as stated in a lengthy post above I have taken action against those comments.

    Some comments I cannot help with.

    The general consensus is the house is to much, the house was already reduced on Monday, and I requested the agent to change the wording to offers in region of 240.

    I now fully expect people to come and view the house with budgets of 230, I believe looking at the evidence available this is the correct demographic to be looking for based on other properties for sale within a 3 mile radius.

    12 for sale and 15 SSTC.

    how do you stack up against those?

    Well personally if the agent changes the wording as I have requested I think I stack up pretty well tbh.

    The 3 bedhouses are in non desirable areas hence the price. The 2 bed in valentine way is the has we are in direct competition with there is plus and minus points to both houses. The sold houses were repossession and needed a lot of work to them hence the price they were sold for. We did look at these.

    My thoughts, having lived in the area (Witham) for 28 years and having worked in Silver End for 5 years in the late 70s is that for the majority of buyers Silver End would not be their first choice of location. Therefore what you are experiencing at the moment is potential buyers not considering your property because of its location. There will be a buyer at the price you want but you will need to wait.

    I see that you originally used Haart to market your house.
    We used their Witham office in 2013 to sell my wife's house when we married. They were very good the most proactive estate agent I have ever had dealings with.
    Coincidentally the house we sold is up for sale again and is in the list of properties within 3 miles of you. The one in Honeysuckle way.

    The fact that even with OIRO you are still excluding every potential buyer with an *absolute* upper limit of £230K who will have put '£230K' as their absolute upper limit, and who would otherwise have had your house appear in their RM/Zoopla search - and who may have requested a viewing...

    I suppose it depends on what people want, do they want to live in Town or. Village not far from town.

    We may well go back to haart, will see in a couple of weeks.

    People will still look, there is always wiggle room, your just being pedantic. If someone has a budget of 220 they will search for 230, and so on and so fourth.

    I really have put the price thing to bed now, I have stated my intentions and a way to move forward. I'm holiday for the next couple of weeks so whatever happens can wait til I return.

    According to the Rightmove figures we were getting 50 looks a day up until last week. Don't have the latest figures.
