Miller homes threat!!

Hi all,

DESPERATE for some advice from people who have bought through MILLER HOMES please. I am buying a Miller Home and I have been told they are going to pull the house at the end of this month. Due to complications with my chain through no fault of my own it might not happen at the end of June. The contract did say we needed to complete in May, (bearing in mind that left only 4 weeks to exchange with a chain.) However, I have been ready since May just awaiting final things to come together.

My solicitors have told me Miller Homes regularly make these threats. Is this the case and if so has anyone else experienced this and actually lost their new house this far into the process? My friends are saying as June is end of the financial year this is why they!!!8217;re pushing it so much but I am really afraid of losing the house. I only paid the extras last week and they allowed me to do this all things in mind!

Any advice would be gratefully received.

    The contract said completion by end of May?
    By end of June because of your chain you still won't be ready to complete?
    You might have to throw yourself at their mercy and appeal to their soft side

    Yes unfortunately thats the case. Apparently the timescale they give is always exceeded and they are aware of that as my friend has bought a house from them before. I just would like to know someone elses experience who has been through it with Miller Homes before. I literally have begged the sales advisor but Ive been told theres no budge on the end of June. All searches are back, all paperwork signed, all enquiries dealt with just one thing left to sort.

    Not sure about Miller specifically, but I would agree with the Solicitors that developers make these threats all the time. Unfortunately Solicitors know this and continue at their normal pace.

    You do need to get your agent to make contact through the rest of the chain to make clear that this is a threat to the whole chain, not just you. Hopefully someone will pull the finger out.

    Thanks Anselld. I have done this the whole way along, unfortunately some my buyers solicitors are horrific at communication and they’re first time buyers so should be straight forward! I’m in despair :(

    I’m not entirely sure, my buyers solicitors won’t confirm this. I appreciate it’s not easy with the information but I was hoping to find someone who’s been through this before with Miller Homes. Long shot I know but just to put my mind at ease.

    Well without knowing what is outstanding no one can even hazard a guess as to likely timescales.

    Whether or not they do pull out depends upon how active the development is, whether they think they will get another buyer, whether they think it will go for more on another sale so I don't think realistically anyone can say much either way.

    I suspect it might help a little bit if you/your solicitor are able to clarify the problem because at the moment it sounds like the target date is being missed for an unknown reason which, won't give Miller Homes much to go on in deciding whether to remarket or give you a little longer to exchange.

    Maybe you need to be firm with all concerned and actually find out what is needed and by what date it can be expected.

    Now is not the time to "literally beg" miller homes its about taking some form of control to try and resolve this within the given timescale.

    It may turn out to be a false threat but at the moment the non completion of your chain is putting your property purchase at risk.

    Make sure this is communicated to all concerned and ask for time scales from those still to provide missing documents or pieces of the chain.


    Others can tell you of their experiences however its the experience that you are currently going through that you need to focus on getting sorted out.Realistically your mind will never be at ease until you complete on your property so focus on that and finding out the facts that are needed to make it happen

    Yes absolutely which is why I’m sure you can understand I’ve resorted to coming onto here. My solicitors have chased my buyers solicitors 5+ times to try and get some answers. My partner and I have done everything we can think of. I suppose we’ll have to keep preying :(
