Go and see a broker, with 10-15% deposit I would have thought you should be fine

A mortgage won't be impossible with settled debts in the timeframe you are looking at but you won't get the best rates.

Post in the mortgage forum. There are a few brokers hang about there and they may give you a steer.
I would have thought with a 4 year old settled default and a decent deposit you could be okay, but throwing payday loans into the mix may complicate it. They'll know much better than I will.0
