HPC recently did a poll, and something like over 75% of them did not even believe a crash would happen in the next decade. You have to wonder what is the point to the site anymore?0

Putting my conspiracy theory tin foil hat on, could it be possible that the site was set up by a few powerful landlords to talk down the merits of homeownership to keep the gullible as renter slaves paying off landlord mortgages? When you think how insane that website and its nut job contributors are you realise that anything is likely. This poll that 75% are not expecting a crash over the next 15 years yet they still wish to be rented forever losers!?! That!!!8217;s madness.0

HPC was taken over years ago, and who would want to buy it if a property crash had happened months later now years, the site would close down next day. I think the people who do run that site are laughing at the numpties who pass traffic their way, when have you seen them fighting the cause in the media?
You will also notice posters vanishing/banned should they try and get others to go pro active, cannot have posters running off doing stuff. Have to admit though, I thought there was a lot of intelligence on that site and with people with money and good careers, it's only just recently that I have picked up that 80% of them at least are as thick as pig **** and will never own property, but good old HPC.com will make you feel like you can, maybe the people that run it are far brighter than we give them credit for, maybe it's Kirsty and Phil:)0 -

I wondered about that too. The flaw in the conspiracy theory is that you have no way of ensuring your own tenants hear this guff. You could be persuading other landlords' tenants, so you'd be doing it on behalf of others.
It's possible to appear moderately smart and have a fairly good job while not having a clue about anything. Academics are a good example. There is someone on HPC whose idea of making a difference is to take two copies of City AM whenever there's a bearish property story, keep one, and leave the other lying around the coffee machine at his work. Yep, that's really going to trigger a crash.
Then we have our very own Crashy. He's not stupid or ill-educated and he writes properly punctuated sentences (albeit a bit repetitive and repetitive), but his 22-year fear of buying has resulted in him buying a £250k property for his landlord. He's so desperate not to own that he rents a flat and the landlord spends the rent on owning the flat. If Crashy's bedsit was £100k 22 years ago, it's worth £250k now, and the landlord has been gifted that by Crashy.
I'm glad I got a little piece of this action because it is a once in a lifetime windfall.0 -

One of the dumbest things you read on men dominated forums is that men get more attractive to women as they age. Yeah right men get more attractive as they get fatter bolder and lose their health
The bit they often miss or ignore is they this is only true if you have progressed in your life more so than the negatives of ageing. If you've moved onto a better paid job and have nicer things then possibly you might be more attractive. This might sound shallow as it means women valvue possesstions but it isn't necessarily shallow* because its a proxy to show competence intelligence conscientiousness in a man.0 -

Talking about silly ideas to start a property crash, they are now starting threads in Mumsnet.com and then return back to HPC claiming they have read a property prices fall panic thread where others then join in from HPC, it's pathetic.0 -

It may be true.
Some LL's are happy with a tenant who keeps paying on time, especially if there are aspects of the property that are sub-optimal and would need sorting before a new tenant comes in. It may be that it's not convenient in the LL's life right now to do those improvements.
I live somewhere that has some sub-optimal aspects. The LL cannot be bothered to sort them so cannot put up the rent. We can't be bothered to go throught the hassle of moving, so sometimes the status quo suits both parties.
If it is true his place is probably a bit of a dump and I'd guess not a massive hit with the ladies.
I've tended not to increase rents for well behaved incumbent tenants. Unfortunately the tenant tax meant I had to increase rents last year, and will do again this year.0 -

I've tended not to increase rents for well behaved incumbent tenants. Unfortunately the tenant tax meant I had to increase rents last year, and will do again this year.
That's what we did too. Although I am trying to rent a 3 bed flat in Battersea at the moment, which normally flies off the shelf at £2,100/month. But it has been very quiet, and it has been my first ever real void (in 27 years with multiple properties), it has been vacant for one month, although a lot of that has to do with very unfortunate bad timing (we left for a 25 day holiday 2 days before our tenants moved out, which we had booked over 6 months ago). The tenants were talking about moving out a week early, and we had viewings lined up just before our holiday, but it all fell through, when the tenants stayed on and avoided showing prospective tenants the flat (again first time is 27 years).
